Investment group RSJ and developer Na Jelených have entered into a long-term partnership to develop a major residential project in southern Prague, Czech Republic.
The planned development will comprise approximately 5,500 rental flats designed to accommodate up to 16,000 residents.
The total project value is expected to exceed CZK 50 billion.
The partners aim to create a new residential district focused on long-term rental housing.
The first construction phase is scheduled to begin in 2027, while the complete development is expected to take approximately ten years.
The project reflects a long-term approach to residential development, with the entire district intended to remain under rental management rather than function as an isolated collection of housing units.
RSJ brings financial resources to the partnership, while Na Jelených contributes its existing knowledge of the site and the work undertaken to prepare the development.
Both companies aim to establish a new standard for institutional rental housing in Prague.
They plan to place the entire area under the management of a single rental fund in the future, supporting a coordinated approach to the district's long-term operation.
The development is based on a concept called Connected Life.
It aims to integrate residential buildings with the everyday facilities and activities residents need, creating a connected neighbourhood rather than a standalone housing project.
The developers intend to create a district with its own centre and a distinct community identity.
The site is planned as a connecting point for the wider southern Prague area, rather than an isolated residential development on the city's outskirts.

The Na Jelených site has a direct connection to Chodov metro station, with a future connection to Opatov also highlighted by the partners.
RSJ considers the location, its scale and transport access important factors in its decision to join the project.
The development's broader objective is to connect homes with workplaces, schools, services, sport and green space while maintaining links to central Prague.
The partners believe this integrated approach can help create a functional urban district for long-term residents.

Construction is expected to progress through successive phases over approximately ten years.
According to the partners, this approach is intended to support efficient development and allow the district to provide everyday amenities as the project advances.
RSJ board member Lukáš Musil said the partners were seeing strong interest from large institutional funds, including international investors.
The companies have identified the project's scale and long-term approach as important elements of their plans for the site.
The proposed Prague rental housing project is expected to add a substantial number of homes to southern Prague.
Its delivery will unfold over several years, with the first construction phase planned for 2027 and the full district expected to take shape over roughly a decade.
