Brigade Enterprises Coimbatore first housing project 5.4 acres JDA ₹600 crore revenue 2026

Brigade Enterprises has launched its first residential project in Coimbatore, Tamil Nadu. The development covers a 5.4-acre site and will be built through a Joint Development Agreement.

Total revenue potential is estimated at around ₹600 crore.

The Bengaluru-based developer confirmed the project in a regulatory filing, marking a strategic step in its South India expansion beyond its existing markets.

Why Coimbatore

Pavitra Shankar, Managing Director of Brigade Enterprises, described Coimbatore as having all the fundamentals of a high-growth real estate market.

She pointed to a diversified economy, a deep talent pool, strong social infrastructure and a robust pipeline of infrastructure investments as the drivers behind the company's entry decision.

She said demand for quality real estate is set to accelerate and described the Coimbatore move as a strategic step in Brigade's growth journey across South India.

A Developer With Deep South India Roots

Established in 1986, Brigade Group is one of India's leading property developers.

It has delivered housing and commercial projects across Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram and GIFT City.

The group also has a presence in hospitality and education. Coimbatore becomes its latest South Indian market entry, extending a footprint that is now spread across most of the region's major urban centres.

A Series of Land Moves Across South India

The Coimbatore launch is the most recent in a run of Brigade acquisitions and JDAs over the past year:

  • July 2026: 2-acre land parcel on Kanakapura Road, Bengaluru — premium residential project with estimated GDV of around ₹400 crore
  • May 2026: JDA for a 5.6-acre site in Kompally, Hyderabad — estimated revenue potential of ₹850 crore
  • April 2026: 5.72-acre land in Osman Nagar, Hyderabad, acquired at ₹44 crore per acre via TGIIC auction — premium residential project planned
  • February 2026: partnership with Primus Senior Living to launch three senior living communities across Bengaluru and other South Indian markets, with combined GDV of around ₹750 crore

The Pattern Behind the Push

Brigade's pace of land acquisition and JDA activity across South India points to a developer actively building its pipeline rather than consolidating around established markets.

Each new entry Hyderabad, Coimbatore follows a consistent logic: identify cities with improving infrastructure, growing professional populations and undersupplied quality residential product, then move before competition intensifies.

Coimbatore fits that profile. Its manufacturing base, educational institutions and improving connectivity have been attracting corporate investment steadily.

For Brigade, entering the market now through a JDA structure limits capital exposure while establishing its brand in a city where premium residential supply has historically been limited relative to demand.
