Romanian electrical solutions provider Chorus Research Engineering Distribution has leased nearly 10,000 sqm of warehouse space at CTPark Bucharest North. The facility is not a standard handover.
CTP tailored it specifically to Chorus's operational requirements. The defining addition is a dedicated ADR storage area for hazardous goods.
It allows the company to manage its logistics operations in full compliance with strict safety regulations a non-negotiable for a business active in renewable energy and energy storage.
Why Chorus Chose This Location
The decision came down to four clear factors:

- Strong transport infrastructure connections
- Quality of CTP's warehouse developments

Daniel Secheres, Chief Marketing Officer at Chorus, said the high standard of service from CTP was an additional reason for choosing the park. He described that support as enabling the company to deliver high-performance solutions to the market.
His specific focus was renewable energy and energy storage two sectors growing at pace in Romania and across Central and Eastern Europe.
For a company whose clients are building out clean energy infrastructure, having a logistics base that meets the technical and regulatory requirements of that sector is not a preference. It is a requirement.

CTP's Approach to This Tenant
Andrei Marian, Business Development Director at CTP Romania, said today's occupiers expect more than warehouse space.
They need facilities that support current operations while remaining flexible enough for tomorrow's growth.
He pointed to the bespoke ADR area and built-in expansion options as a demonstration of CTP's customer-focused model working closely with each occupier to understand the business before designing the solution.
That approach matters more in industrial markets than it once did. Standard box product still has a place.
But as occupiers become more specialised, the ability to adapt a facility quickly and cost-effectively is what separates a landlord that retains tenants from one that loses them to competitors willing to do the work.

What the Lease Reflects About the Bucharest Market
CTPark Bucharest North continues to attract companies seeking modern, well-connected space with genuine room to scale.
The Chorus lease adds another specialist occupier to a park that is steadily building a tenant base spanning logistics, technology and energy sectors.
Romania's industrial and logistics market has expanded significantly over recent years. Demand from technology, distribution and clean energy operators continues to underpin absorption across the major parks north and west of the capital.
Bespoke fit-outs like the one built for Chorus signal a maturing market. Standard warehouse product no longer satisfies the full range of occupier requirements.
Landlords who can move quickly on customisation and who have the development quality to back it up are the ones winning mandates from the most valuable occupiers.
For CTP Romania, the Chorus deal is another example of that model working as designed.
