Develia has launched presales for the fourth phase of Centralna Vita. This is a multi-phase residential development in the Czyżyny district of Kraków.
The new building will comprise 212 apartments. Unit sizes range from 33 to 87 sqm, with layouts of one to four rooms.
Construction is scheduled to begin in September 2026. Completion is planned for the first quarter of 2028. The general contractor is Express Konkurent.
Apartment Features
Apartments in the fourth phase will feature balconies, loggias, or private gardens. They will have large windows. Facade colour schemes will vary across the different phases of the development.
- Underground car park, storage rooms, bicycle and pram storage
- Car-free courtyards with greenery and community gardens
- Picnic areas and a relaxation zone with a saline graduation tower
- Playgrounds within the courtyards
Location and Connectivity
The surrounding area supports daily needs within walking distance. This includes shops, educational facilities, restaurants, sports venues, and services.
Additional retail and service units are planned at ground-floor level within the buildings.
A bus stop is a short walk away. The journey to Kraków city centre by public transport takes approximately 20 minutes.
The development is also close to green spaces. This includes Park Lotników Polskich, the Nowohuckie meadows, cycling paths, and riverside walking routes along the Vistula.

What Develia's Head of Sales Said
Paweł Niedziela is head of sales at Develia. He said Centralna Vita is a well-designed place to live.
He noted that each phase has its own architectural character while remaining part of a coherent whole.
He added that it is distinguished by well-equipped communal areas with greenery and amenities for different age groups.
He said the location in Czyżyny is a further advantage. He called it one of Develia's flagship projects.
He added that it took first place among Kraków developments in the RynekPierwotny.pl popularity ranking. He said this confirms strong customer interest.

Pricing and About Develia
Prices in the fourth phase start from PLN 11,399 per sqm. Remaining units from earlier phases of Centralna Vita are also still available. These start from PLN 12,150 per sqm.
Develia has been operating for 20 years. The company is listed on the Warsaw Stock Exchange. It has completed 73 residential estates comprising more than 27,000 apartments.
In 2025, it reported revenue of PLN 2,076.9 million and consolidated net profit of PLN 442.6 million.
