
Develia has launched pre-sales at Bracka Vita, a 16-storey residential building in Katowice located next to Park Śląski, one of the largest urban green areas in Europe.
The project will deliver 132 apartments and a number of ground-floor retail units. Construction is scheduled to begin in Q4 2026, with completion targeted for Q3 or Q4 2028. Prices in the first phase start from 9,900 złoty per sqm.
The first phase releases apartments ranging from 39 to 118 sqm across two- to five-room layouts. Every unit includes a loggia or terrace.
Several apartments come with additional service risers, allowing future reconfiguration of floor plans as household needs change. Common areas on the second floor include two patios with a sensory garden, a gym, a yoga zone and play areas.
The architecture, designed by Franta Group under Maciej Franta, draws directly on the post-industrial character of the former Baildon steelworks site.
Shared spaces will feature historical trails and information panels referencing the site's industrial heritage. Large glazed facades and deep balconies are orientated towards Park Śląski and the city skyline.
Nearby landmarks include Silesia City Center and the Spodek arena.
Paweł Niedziela, sales department manager at Develia, described Bracka Vita as a development inspired by the post-industrial character of this part of Katowice, adding that the ambition is for the project to become a new green heart of the city's post-industrial district, responding to the needs of a modern lifestyle.

Bracka Vita is not Develia's only active development in the city. The company is also building Ceglana Park in Katowice, a low-rise scheme where green space accounts for more than 50% of the site, with amenities including a brine graduation tower and a private pond with a jetty.
Apartments there start from 9,450 złoty per sqm. Listed on the Warsaw Stock Exchange since 2007, Develia has completed 73 residential estates comprising more than 27,000 apartments across Poland, giving it the operational depth to run parallel projects in the same city simultaneously.
