Adani Navbharat Developers Private Limited (ANDPL) has started construction of the rehabilitation component of the Dharavi Redevelopment Project at a 22-acre railway land parcel in Matunga, Mumbai.
The construction began on October 12, 2026, with a bhoomi poojan ceremony marking the start of work.
The project will comprise 10 towers containing 10,432 homes and 1,379 commercial and industrial units for eligible Dharavi residents.
The first five rehabilitation towers are expected to be handed over by March 2029, according to the company.
The rehabilitation development will be delivered in three phases to the Dharavi Redevelopment Project and Slum Rehabilitation Authority (DRP/SRA) under the Maharashtra government.
ANDPL said eligible residents will receive homes measuring 350 square feet under the in-situ rehabilitation scheme.
The development aims to provide formal housing alongside commercial and industrial spaces for eligible residents.
Each tower will have between 37 and 39 storeys, with 10 to 12 passenger elevators and two dedicated fire elevators. Two additional elevators will serve the commercial and industrial units.
Planned amenities include a kindergarten, community hall, podium gardens, sit-out areas, society offices and places of worship.
The company said 10% of the commercial space in each rehabilitation building will be reserved to generate revenue for maintaining common infrastructure.
ANDPL will maintain the buildings and shared infrastructure for the first 10 years after handover.

The wider Dharavi Redevelopment Project spans nearly 600 acres in Mumbai and aims to create an integrated, transit-oriented urban neighbourhood.
Plans include housing, shops, schools, healthcare facilities, parks, public transport and other social infrastructure, with essential services intended to be within a 15-minute walk.
The Adani Group emerged as the winning bidder in November 2022, pledging an initial investment of ₹5,069 crore to begin the redevelopment.
Officials estimate that around 1.25 lakh to 1.5 lakh new homes will be constructed to rehabilitate approximately one million residents.
