DMart Buys Commercial Space in Thane for Nearly ₹100 Crore

Avenue Supermarts Limited, the operator of the DMart retail chain, has acquired more than 70,000 sq ft of commercial space in Thane for ₹99.27 crore. According to property registration documents accessed through CRE Matrix, the transaction involves the purchase of multiple floors in a commercial building located in the Kolshet area of Thane. The acquisition reflects the retailer's continued strategy of owning strategically located commercial real estate instead of relying primarily on leased properties.

The transaction includes the ground, first, second and third floors along with the upper basement parking of Building No. 6, developed by Regency Shelters LLP. The total built-up area measures approximately 6,530.86 square metres, or 70,298 sq ft. Property registration records show that the deal was registered on June 30, 2026, with Avenue Supermarts paying nearly ₹6.95 crore in stamp duty. The property also includes 46 car parking spaces and 47 parking spaces for two-wheelers.

Strengthening an Ownership-Led Expansion Strategy

Unlike many organised retailers that prefer leasing commercial premises, DMart has consistently followed an ownership-driven expansion strategy. By purchasing retail and commercial assets in key markets, the company gains greater control over operating costs while reducing long-term exposure to rental escalations. This approach has remained a defining feature of Avenue Supermarts' business model since the retailer's early expansion years.

The Thane acquisition follows another major commercial property purchase completed earlier this year in Bengaluru. In April 2026, Avenue Supermarts acquired a commercial building spanning approximately 1.70 lakh sq ft in Bengaluru's Panathur locality for ₹106.2 crore. Together, the Bengaluru and Thane transactions represent commercial real estate investments worth more than ₹205 crore within a span of three months, highlighting the company's continued investment in owned retail infrastructure.

Strategic Importance of the Thane Market

Thane has emerged as one of the fastest-growing commercial and residential markets in the Mumbai Metropolitan Region due to expanding infrastructure, improving connectivity and rapid urban development. Areas such as Kolshet have witnessed increasing retail activity, making them attractive destinations for organised retail operators seeking long-term growth opportunities.

The newly acquired property provides sufficient floor space and parking infrastructure to support a large-format retail operation. While Avenue Supermarts has not officially announced the intended use of the property, its previous acquisitions indicate a preference for securing strategically located assets that support future store expansion and operational requirements.
