Dubai Islands western shoreline upgrade and new beach near Bay Villas

Nakheel, a member of Dubai Holding Real Estate, has awarded Mar Marine & Building Contracting L.L.C. a contract for marine and beach works on Island B at Dubai Islands.

The project will upgrade approximately 3 kilometres of the island’s western shoreline and add 320 metres of new beach frontage near Bay Villas.

The works are scheduled for completion by the fourth quarter of 2027.

The project will combine new coastal infrastructure with improvements to existing beach areas, supporting the wider development of Dubai Islands as a waterfront destination.

New Beach and Coastal Protection Works

The contract covers the construction of new breakwaters, removal of existing protective rock revetments and formation of a new beach near Bay Villas.

Mar Marine will also refurbish and carry out remedial works across several existing beach areas along the western side of Island B.

These works will bring new and upgraded sections of the coastline together. The project is intended to improve the surrounding waterfront environment as construction progresses across the island.

Beach Works to Support Bay Villas

The shoreline improvements will support Bay Villas, a residential community comprising 636 villas and townhouses on Island B.

In August 2025, Nakheel awarded Fibrex Contracting L.L.C. an AED 2.6 billion construction contract for the development.

The marine works will progress alongside the residential project, helping coordinate the delivery of homes with the surrounding coastal landscape and waterfront infrastructure.

Island B Infrastructure Development

The marine contract follows Nakheel’s AED 527 million agreement with Al Nasr Contracting Company in April 2026 for primary infrastructure and utilities works on Island B.

Together, the packages cover key infrastructure and coastal development requirements for the island.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said the new beach frontage and shoreline improvements would create a high-quality coastal environment in line with the wider masterplan.

Nabil Abou Rjaili, General Manager of Mar Marine & Building Contracting L.L.C., said the project combines breakwater construction and beach formation with the refurbishment of existing coastal areas. He added that the company would use its marine engineering experience to coordinate the works.

Dubai Islands Masterplan

Dubai Islands spans 18.6 square kilometres across five artificial islands and extends Dubai’s historic Deira coastline as a waterfront destination.

The masterplan is designed to accommodate more than 230,000 residents across approximately 62,000 homes.

It also includes plans for more than 11,000 hotel keys and over 4,000 branded residences.

The shoreline upgrade is one of the infrastructure packages supporting the development of Island B and its surrounding residential and coastal environment.
