Dubai residents kept searching for rental homes through the summer, with rental searches rising 44% year-on-year between 1 June and 25 August, according to Bayut data.

Tenants were not just looking for cheaper options. They were weighing location, space, lifestyle and longer-term value alongside budget.

Fibha Ahmed at Bayut described summer as no longer a quiet period for Dubai property, noting that residents are becoming more methodical when comparing homes before committing.

Most Searched Areas for Apartment Rentals

Jumeirah Village Circle attracted the highest number of rental apartment views during the period. It also offered the lowest entry point among the top five. Median asking rents across the leading communities:

  • Jumeirah Village Circle: Dh70,000 per year
  • Business Bay: Dh99,900 per year
  • Dubai Marina: Dh120,000 per year
  • Arjan and Downtown Dubai: also in the top five

The spread between JVC and Dubai Marina Dh50,000 annually illustrates the trade-off Dubai tenants are making between affordability and proximity to established business and lifestyle hubs.

Most Searched Areas for Villa Rentals

For villas and townhouses, Damac Hills 2 recorded the highest rental interest. Families are comparing communities across a wide price range. Median asking rents in the top communities:

  • Damac Hills 2: Dh110,000 per year
  • Mirdif: Dh150,000 per year
  • Damac Lagoons: Dh170,000 per year
  • Arabian Ranches 3 and Dubai Hills Estate: also in the top five
  • Dubai Hills Estate: median asking rent of approximately Dh385,000 per year

Buyers Show the Same Community Preferences

Purchase interest followed a similar geographic pattern. JVC ranked first for apartment buyer searches, followed by Business Bay, Dubai Marina, Downtown Dubai and Arjan. Median asking prices:

  • Jumeirah Village Circle: approximately Dh1.13 million
  • Business Bay: approximately Dh1.9 million

For villas and townhouses, Damac Lagoons ranked first for buyer interest, followed by Damac Hills 2, The Valley by Emaar, Dubai South and Dubai Hills Estate. Median asking prices ranged from approximately Dh2 million in Damac Hills 2 to Dh14.6 million in Dubai Hills Estate.

What the Search Patterns Tell the Market

The 44% jump in rental searches during a period traditionally associated with slower activity confirms that the Dubai property calendar no longer follows the old seasonal rhythm.

Residents are actively considering moves throughout the year. The communities topping both rental and purchase searches are often the same JVC for apartments, Damac Hills 2 and Damac Lagoons for villas.

That overlap between renters and buyers in the same locations points to communities where the lifestyle offer is strong enough to attract households at different stages of their Dubai property journey, whether they are renting now and considering buying later or simply looking for their next rental home before the school year begins.
