Gateway 2040, an Orlando infrastructure project structured as an EB-5 Immigrant Investor Programme offering, will be showcased at the International Property Show 2026 in Dubai from 7 to 9 September at Dubai World Trade Centre.
The project offers UAE and international investors a pathway to US permanent residency through a qualifying $800,000 infrastructure investment in one of Florida's busiest tourism corridors.
Gateway 2040 proposes the comprehensive pedestrianisation of a key gateway into Orlando's International Drive tourism district, located at the intersection of International Drive and Sand Lake Road in Orange County, Florida. The works will:

Upon completion, relevant property interests associated with the Promenade are intended to be conveyed to Orange County for long-term public ownership.

Joshua T. Wallack, Manager of Gateway 2040, said the project creates an arrival experience worthy of one of the world's great tourism destinations.
He described the EB-5 dimension as particularly compelling for investors in Dubai who are thinking not only about where to place their capital, but also about the long-term opportunities they can create for their families.
A direct pathway to US permanent residency within a defined timeline, linked to a tangible public infrastructure project rather than a passive fund, is a proposition that resonates with the high-net-worth investor profile that attends IPS and similar events in the UAE.
For that audience, the combination of capital deployment, immigration optionality and a concrete project outcome in one of America's most visited cities is a differentiated pitch in a market already comfortable with residency-linked real estate investment.
