
Dubai's property market opened Friday with two major villa transactions in the Burj Khalifa area worth a combined Dh1.2 billion.
The deals were recorded on the Dubai REST app and represent some of the largest individual transactions seen at the start of a trading session in the emirate's property market.
The two villas are similar in size but very different in transaction type.
The first was an outright sale at a notably high per-sq-ft rate. The second was mortgaged rather than sold, suggesting the owner is leveraging the asset rather than exiting.
Both transactions sit within the same Burj Khalifa area, one of Dubai's most high-profile residential addresses.

The two villa deals were part of a broader morning of activity.
Total Dubai property sales reached Dh1.3 billion across 185 transactions during early trading. Mortgage deals added a further Dh684 million from 44 transactions.
Gift transactions accounted for Dh17 million across 13 deals.

The Dh725 million villa sale adds to a consistent run of landmark transactions in Dubai's luxury market through 2025 and 2026.
Recent comparable deals include a Dh220 million villa sold on The World Islands and a Dh110 million villa in Jumeirah Golf Estates that nearly doubled the estate's previous record.
The Burj Khalifa area's emergence as a location for villa transactions at this scale reflects a broadening of ultra-luxury residential demand beyond the traditional Palm Jumeirah and beachfront corridors.
The Dh1,914 per sq ft average on the Dh725 million deal positions it firmly at the top of the market by rate, though the sheer size of the property 379,000 sq ft means the absolute price reflects scale as much as specification.
For Dubai's property market overall, transactions of this magnitude in early Friday trading point to sustained depth in ultra-luxury demand that shows no sign of softening heading into Q4 2026.
