
Executive Centre India Limited, a leading premium flexible workspace operator, has leased approximately 1.15 lakh square feet of Grade A office space at Worldmark 6 in Delhi's Aerocity under a long-term agreement valued at around ₹309 crore. According to property registration documents accessed by Propstack, the lease has been executed with Alborz Developers Ltd for the entire seventh floor of the commercial tower. The transaction highlights the sustained demand for premium office assets in Delhi-NCR as multinational companies and workspace operators continue expanding their presence in strategically located business districts.
The leased premises comprise a carpet area of 80,001 square feet and a chargeable area of 1,14,954 square feet. The lease commenced on March 26, 2026, and has been signed for a tenure of nine years. The transaction further strengthens Aerocity's position as one of the National Capital Region's fastest-growing commercial hubs, attracting large corporate occupiers and flexible workspace providers due to its proximity to Indira Gandhi International Airport and excellent connectivity.
The agreement begins with a monthly rental of approximately ₹2.47 crore, translating to a lease rate of about ₹215 per square foot per month. Based on the agreed rentals and the escalation schedule, the total rental commitment over the nine-year lease period is estimated at around ₹309 crore. Executive Centre India has also deposited approximately ₹14.83 crore as a security deposit. The agreement includes a 15% rent escalation every three years, a common provision in long-term commercial leasing transactions involving premium office assets.
The lease includes 115 dedicated car parking spaces at a monthly charge of ₹6,000 per parking slot. Additional parking spaces, if required, will be available at ₹7,000 per vehicle per month. The agreement also provides three to four two-wheeler parking spaces for every allotted car parking slot, subject to availability. These provisions are designed to accommodate the operational requirements of a large flexible workspace operator serving multiple corporate clients.
Delhi Aerocity has emerged as one of India's premier commercial districts, supported by high-quality office developments, luxury hotels, retail destinations and seamless airport connectivity. Worldmark, developed by Bharti Real Estate, has become a preferred destination for multinational companies and flexible workspace providers. In recent months, Hero MotoCorp and WeWork India have also secured large office spaces within the same development, reflecting the growing demand for Grade A office inventory in the location.
