Global Vision acquires two office buildings in Bucharest's Dorobanți-Primăverii area

Romanian real estate investment and development company Global Vision has acquired two office buildings in Bucharest's Dorobanți-Primăverii area.

The properties, located at 237 Calea Dorobanți, were formerly occupied by Alpha Bank and have a combined built area of approximately 10,000 sq m.

The acquisition expands Global Vision's office portfolio and strengthens its presence in one of Bucharest's established business districts.

The two buildings were developed by Neocity Group in two phases, in 2001 and 2004.

The properties are located near Romanian Television and the Aviatorilor metro station, providing access to major transport links and central Bucharest.

Both buildings include ground-floor retail space, giving the property a mixed-use profile.

Global Vision plans to undertake a comprehensive refurbishment and repositioning programme, supported by significant additional investment.

Global Vision Targets Long-Term Value Creation

The acquisition is part of Global Vision's strategy of acquiring well-located but underutilised properties and repositioning them for modern occupier requirements.

The company previously acquired Nova Building in Bucharest's Dimitrie Pompeiu area in 2022 and subsequently renamed it Corner Office Building.

Global Vision invested more than €12 million in that project, including refurbishment and sustainability improvements.

The latest acquisition follows a similar approach of combining strategic locations with active asset management to improve property performance.

Investment Pipeline Exceeds €150 Million

Global Vision is targeting an investment pipeline of more than €150 million in 2026 across office, retail, industrial and data centre assets.

The company also aims to build a portfolio with a cumulative value exceeding €1 billion.

The latest Bucharest office acquisition adds to this broader expansion strategy and demonstrates continued investor interest in well-positioned Romanian commercial properties.

With refurbishment and repositioning planned, the transaction could further strengthen Global Vision's office portfolio while contributing to the modernisation of Bucharest's commercial real estate stock.
