
After a decade of sustained leasing, fresh supply and institutional investment, Gurugram's total office stock crossed 100 million square feet in 2026, according to CBRE's Corridors and Clusters: Driving Haryana's Next Growth Phase report. The milestone is the product of five particularly active years: between 2021 and the first quarter of 2026, the city recorded 40 million sq ft of office leasing while developers delivered 21 million sq ft of new space. CBRE expects the stock to keep growing, projecting a range of 120 to 125 million sq ft by 2030.
Scale alone does not capture what Gurugram's office market has become. Of the 100 million sq ft, around 59 million sq ft is green-certified and approximately 35 million sq ft is institutionally owned.
The city also accounts for around 6% of India's entire REIT stock. Since 2018, it has drawn nearly $6 billion in investment inflows, with land and site acquisitions attracting the largest share at around 50%, built-up office assets at about 38%, and industrial and logistics developments making up nearly 5%.

Global and domestic companies are increasingly choosing large-format campuses over conventional multi-tenant floors. Foreign universities are also establishing facilities within Grade A technology parks, adding an education-linked demand layer that is relatively new for Indian office markets.
The Development Management Agreement model is enabling developers to deliver institutional-quality projects with greater capital efficiency, pulling more professionally managed supply into the pipeline.
Anshuman Magazine, Chairman and CEO of CBRE India, South-East Asia, Middle East and North Africa, said Gurugram's evolution from an industrial satellite town into a 100-million-square-foot market reflects four decades of infrastructure investment, policy support and developer confidence.
He added that institutional ownership, green-certified assets and strong international occupier interest continue to deepen, placing Gurugram among the most mature office markets in the country.
