The lease agreement includes a 15% rent escalation clause every three years, reflecting the long-term nature of the transaction and the strong demand for premium office space in key business districts. The documents were registered in April 2026.
The size of the transaction demonstrates Google's continued commitment to expanding its operations in India while consolidating workspace requirements in strategic business locations.
Industry experts view the transaction as a significant endorsement of Gurugram's office market. According to Propstack, the deal highlights sustained demand for institutional-grade and sustainable office developments from multinational corporations.
Gurugram continues to attract technology firms, Global Capability Centres (GCCs), and multinational corporations due to its modern office infrastructure, connectivity, and proximity to Delhi. Large office leasing transactions by global companies continue to reinforce the city's position as a preferred corporate destination.
The Google transaction follows several major commercial leasing deals recorded in Gurugram over the past year. Large technology and multinational companies have continued to secure premium office spaces to support business expansion, workforce growth, and operational consolidation.
With a lease value of ₹671 crore and more than 6 lakh square feet of office space under contract, Google's latest commitment ranks among the most significant office leasing transactions in the country and underscores the resilience of India's premium commercial real estate market.
