Residential housing developments in India as sales across the top seven cities rose 6% in January–September 2026.

Housing sales across India’s seven leading urban markets increased 6% year-on-year to 2,14,562 units during January-September 2026, with Chennai recording the highest growth, followed by Bengaluru, according to a report by JLL India.

The report also found that the total value of housing sales grew faster than volumes, reflecting a shift in demand towards premium and higher-value homes.

Mumbai and Pune were the only markets to register a decline in sales during the nine-month period.

Chennai and Bengaluru lead housing demand

Chennai recorded the highest annual growth in housing sales at 22%, followed by Bengaluru at 18%. Hyderabad registered 16% growth, while Delhi-NCR recorded an increase of 8%.

Kolkata’s housing sales remained unchanged during the period. Mumbai and Pune registered declines of 1% and 13%, respectively.

Bengaluru, Mumbai and Pune together accounted for the majority of housing sales across the seven markets, with each recording more than 35,000 units sold during the quarter.

Premium homes drive sales growth

The housing market continued to see stronger demand for higher-priced properties.

Homes priced at ₹1 crore and above recorded 23% year-on-year growth, accounting for 72% of total sales during the first nine months of 2026, compared with 62% a year earlier.

The ₹1.5 crore to ₹3 crore category emerged as the strongest-performing segment, with sales increasing 54% year-on-year.

In contrast, the mass housing segment, comprising homes priced below ₹1 crore, recorded a 23% decline in sales.

Siva Krishnan, senior managing director (Chennai and Coimbatore) and head of residential services, India, at JLL, said the market was undergoing a structural shift towards premium and larger homes.

“The first nine months of 2026 reaffirm the structural shift in India's residential market toward premium and larger-format homes,” Krishnan said.

He added that developers had responded to the demand with a 70% increase in launches.

New housing launches increase 28%

Developers launched 90,918 residential units across the seven markets during the third quarter of 2026, an increase of 28% year-on-year and 16% quarter-on-quarter.

Bengaluru recorded a 41% annual increase in launches, followed by Hyderabad at 37% and Mumbai at 24%.

Kolkata, Chennai and Pune registered a contraction in new launch volumes.

The report said the ₹1.5 crore to ₹3 crore segment was expected to continue outperforming, supported by demand from affluent buyers seeking larger homes with amenities.

It also indicated that housing sales volumes could remain stable to moderately positive through the remainder of 2026, with value growth continuing to exceed volume growth.
