Bollywood actor Hrithik Roshan has leased a 2,727 sq ft office space in Mumbai's Goregaon East to QuantumX Global Private Limited for a total rent of ₹4.84 crore over a five-year period.

The office is located on the 14th floor of the E-Wing of Lotus Corporate Park in the Graham Firth Steel Compound, Goregaon East.

The lease was registered on 31 August 2026, with both the licence commencement date and rent commencement date recorded as 5 September 2026, according to property registration documents accessed by CRE Matrix.

Lease Terms and Annual Escalation

The lease runs for 60 months. The starting monthly rent is ₹7.30 lakh, with a 5% annual escalation applied successively across the tenure:

  • Year 1: ₹7.30 lakh per month
  • Year 2: approximately ₹7.67 lakh per month
  • Year 3: approximately ₹8.05 lakh per month
  • Year 4: approximately ₹8.45 lakh per month
  • Year 5: approximately ₹8.87 lakh per month
  • Total rent over five years: approximately ₹4.84 crore

Neither Hrithik Roshan nor QuantumX Global Private Limited had responded to queries at the time of reporting.

Part of a Active Streak of Roshan Family Leases

The Goregaon deal is the third Roshan family lease transaction to emerge within a short span.

Last month, Hrithik Roshan leased nearly 6,000 sq ft of commercial office space in Andheri West to Clearsynth Labs Limited for five years at a starting monthly rent of ₹17 lakh.

The Andheri West property comprises seven units on a higher floor of Lotus Nilkamal Business Park on New Link Road and comes with seven car parking spaces and a security deposit of ₹68 lakh.

A week ago, his parents Rakesh and Pramila Roshan leased their JVPD apartment to Asavari Rajopadhye for three years at ₹5 lakh per month, generating total rental income of approximately ₹1.89 crore over the lease period.

The Wider Roshan Property Portfolio

The Roshan family has been consistently active across Mumbai's real estate market over the past year:

  • January 2026: Rakesh Roshan sold a 1.09-hectare plot in Pune district for ₹15 crore
  • November 2025: Hrithik Roshan, HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd purchased 10 office units in Andheri West for ₹28 crore
  • November 2025: Rakesh Roshan and Pramila Roshan purchased five commercial office units in Andheri for ₹19.68 crore
  • November 2025: Sunaina Rakesh Roshan purchased two commercial units in Andheri East for ₹6.42 crore

The pattern across these transactions points to a family treating Mumbai commercial real estate as an active investment portfolio acquiring units, leasing them out at structured rates and recycling proceeds from selective disposals.

The Goregaon lease, at ₹7.30 lakh per month from a corporate tenant with a five-year commitment, adds a reliable income stream to what has become one of Bollywood's more systematically managed property portfolios.
