Rakesh Roshan Pramila Roshan JVPD apartment lease ₹1.89 crore Mumbai 2026

Bollywood filmmaker Rakesh Roshan and his wife Pramila Roshan have leased their apartment in Mumbai's Juhu-Vile Parle Development Scheme to Asavari Rajopadhye for three years.

The total rental income over the lease period amounts to approximately ₹1.89 crore.

The agreement was registered on 24 August 2026, with the licence commencing from 15 August 2026, according to property registration documents accessed by CRE Matrix.

How the Lease Is Structured

The apartment is located on the second floor of Hiralaya Building on N.S.

Road in JVPD. The starting monthly rent is ₹5 lakh, with a 5% annual escalation built in across the three-year term:

  • Year 1: ₹5 lakh per month — ₹60 lakh annually
  • Year 2: ₹5.25 lakh per month — ₹63 lakh annually
  • Year 3: ₹5.51 lakh per month — approximately ₹66.15 lakh annually
  • Security deposit: ₹21.75 lakh
  • Total rental income over three years: approximately ₹1.89 crore

The apartment's area was not specified in the documents accessed by CRE Matrix. Neither Rakesh Roshan, Pramila Roshan nor Asavari Rajopadhye could be reached for comment.

Why JVPD Commands This Pricing

JVPD is one of Mumbai's most established premium residential pockets. It sits at the intersection of Juhu and the western suburbs, close to the sea and within easy reach of the film industry's key infrastructure.

The locality has historically attracted film personalities, industry professionals and high-net-worth families. A mix of independent bungalows, housing societies and high-end apartment buildings gives the area a character that newer micro-markets lack.

That combination of location, heritage and supply constraint supports sustained demand for premium rental properties at this price point.

A Family Portfolio That Has Been Active Across Mumbai

The JVPD lease is the latest in a series of Roshan family transactions over the past year:

  • January 2026: Rakesh Roshan sold a 1.09-hectare plot in Pune district for ₹15 crore
  • November 2025: Hrithik Roshan, HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd jointly purchased 10 office units in Andheri West for ₹28 crore
  • November 2025: Rakesh Roshan and Pramila Roshan purchased five commercial office units in Andheri for ₹19.68 crore
  • November 2025: Sunaina Rakesh Roshan purchased two commercial units in Andheri East for ₹6.42 crore
  • May 2025: Hrithik Roshan and Rakesh Roshan sold three residential apartments in Andheri for ₹6.75 crore

The pattern across these transactions reflects a family actively managing a diversified Mumbai portfolio balancing commercial acquisitions, residential sales and now a rental income play in one of the city's most sought-after addresses.

For the JVPD market, a well-documented lease at ₹5 lakh per month adds a useful data point for brokers and landlords pricing comparable properties in the same micro-market.
