HSBC Sub-Leases 1.19 Lakh Sq Ft Office in Bengaluru

HSBC Electronic Data Processing India Private Limited has sub-leased 119,751 sq ft of fully furnished office space at Ecospace Campus in Bellandur, Bengaluru, for a five-year tenure at a total rent exceeding ₹207 crore, with the agreement registered on October 23, 2026.

The office premises are located across the first, second and third floors of Ecospace Campus on Bengaluru’s Outer Ring Road.

The transaction includes 119 car parking spaces.

According to property registration documents accessed by CRE Matrix, the office space carries a monthly rental commitment of ₹3,19,73,517, translating to ₹267 per sq ft. The premises have been taken on a fully furnished, plug-and-play basis.

Lease details and parties involved

COWRKS India Private Limited is the sub-lessor, while Arliga Ecoworld Infrastructure Private Limited is the principal lessor and confirming party.

HSBC Electronic Data Processing India Private Limited is the sub-lessee.

The sub-lease commenced on August 24, 2026, which is also the rent commencement date.

The initial agreement runs for five years, with an option to extend or renew the arrangement for another five years.

The transaction also involves a security deposit of ₹19,18,41,102, approximately ₹19.18 crore.

The fully furnished office premises allow the occupier to use the existing infrastructure without undertaking extensive fit-out work before commencing operations.

Bengaluru office leasing activity

The transaction is taking place amid continued demand for large office spaces in Bengaluru, particularly along the Outer Ring Road.

The commercial corridor has attracted technology companies, global capability centres (GCCs) and multinational corporations seeking large office campuses for their workforce and business operations.

COWRKS India Private Limited and Arliga Ecoworld Infrastructure Private Limited were sent email queries regarding the transaction.

HSBC Electronic Data Processing India Private Limited could not be reached for comment.

HSBC’s earlier office transaction in Hyderabad

In June 2026, HSBC Electronic Data Processing India Private Limited sub-leased 2.03 lakh sq ft of commercial office space in Hyderabad’s Gachibowli-HITEC City for 4.7 years, with a total rental outflow of ₹388 crore over the lease tenure.

The company took the premises on sub-lease from Executive Centre India Limited at Phoenix H09, Avance Business Hub, in Gachibowli village, Serilingampalli Mandal, Hyderabad.

The leased premises covered the entire third office floor (Level 8) and the entire fourth office floor (Level 9), with a super built-up area of 2,03,755 sq ft and a carpet area of 1,30,802 sq ft.

The lease agreement was registered on June 30, 2026.
