
Livensa Living has opened its fourth student residence in Barcelona, adding 400 beds to the city's limited student accommodation supply.
The new Livensa Living Barcelona Parallel residence opened ahead of the 2026-27 academic year.
The residence is located on Avinguda del Paral·lel in the Sants-Montjuïc district. It is close to Paral·lel and Drassanes metro stations, providing access to universities and education centres across the city.
Barcelona continues to face strong demand for student accommodation, particularly from students arriving from other parts of Spain and international markets.
Recent market data shows that Spain has more than 677,000 students living away from their home locations, while only around 123,000 beds are currently available across identified student residences.
The supply gap is particularly important in major university cities such as Barcelona and Madrid.
A recent Atlas Real Estate Analytics study found that student demand in Spain is around 5.5 times the existing operational bed supply.
The shortage has also kept pressure on conventional rental housing.
In Barcelona, the average price of a room has reached around €600 per month, according to recent local housing market coverage.

Livensa Living Barcelona Parallel is positioned close to Universitat Pompeu Fabra, Universitat de Barcelona, Elisava School of Design and Engineering, EADA and EAE.
The residence is also near major city destinations including La Rambla, the Gothic Quarter, Montjuïc and Barceloneta Beach.
Livensa said location remains an important factor for its residents, with its residences recording an average happiness rating of 4.16 out of 5.
The property also forms part of Livensa Living's Urban Art programme. It features a large mural titled La Distancia by Spanish artist Jay Kaes.

The Barcelona opening supports the wider expansion strategy of Nido Livensa Group, Livensa Living's parent platform.
Backed by CPP Investments, the group is expanding its European student accommodation portfolio through acquisitions and new developments.
The platform is targeting more than 13,000 beds in its portfolio following recent acquisitions, with a longer-term goal of reaching 25,000 beds by 2031 across Italy, Iberia and Germany.
The latest Barcelona opening highlights the investment potential of purpose-built student accommodation as operators seek to address persistent shortages in Europe's major university markets.
