Aadhaar app-based identity verification becomes mandatory for property registrations in Maharashtra from November 4.

Maharashtra’s Registration and Stamps Department has made Aadhaar-based authentication through the Unique Identification Authority of India (UIDAI) mobile app mandatory for all property registrations in Pune from November 4, requiring every individual involved in a transaction to complete identity verification.

The new facility, called Online Verification Seeking Entity (OVSE), has been integrated into the iSARITA 1.9 system. It provides an additional authentication method alongside existing fingerprint and iris scanning procedures.

Under the revised guidelines, the department has discontinued the provision that allowed a witness or “identifier” to verify a person whose Aadhaar authentication failed. All parties involved in a property transaction must now successfully complete Aadhaar authentication for registration to proceed.

Aadhaar app registration required before visiting SROs

Citizens have been advised to download the official Aadhaar app and complete the registration process before visiting sub-registrar offices (SROs) to avoid delays.

The application requires Android 9.0 or later, or iOS 16 or later, along with an active internet connection.

Deputy Inspector General of Registration (IT) Abhay Mohite said users must complete SIM verification and face authentication through the app. They must also be able to log in using their six-digit PIN, while phone cameras and the necessary app permissions need to be enabled.

“A detailed video is being shared on our social media handle so citizens have no doubts,” Mohite said.

Biometric authentication and mobile phone requirements

Individuals who have locked their Aadhaar biometrics will be required to unlock them through the app at the time of property registration.

The Aadhaar holder must also be physically present with the mobile phone registered with their Aadhaar details during the OVSE authentication process.

Officials have been instructed to explain the credential-sharing process to citizens and obtain their consent before proceeding with authentication.

The revised process requires all individuals involved in a property transaction to complete Aadhaar authentication successfully, with the earlier witness-based verification option no longer available when authentication fails.
