The Maharashtra Real Estate Regulatory Authority (MahaRERA) has recovered ₹369.45 crore in compensation for homebuyers across 273 real estate projects.
The recovery follows the issuance of 516 warrants worth ₹1,037.86 crore against developers over the past nine years.
According to MahaRERA's October 15 statement, the authority has achieved a 45% compensation recovery rate.
Mumbai recorded the highest collection among the districts covered by the recovery data.
The figures highlight the ongoing process of recovering compensation awarded to homebuyers from developers who have failed to meet their obligations.
A recovery warrant is issued to recover compensation that a developer owes to a homebuyer.
The execution of these warrants is handled by the respective district collectors.
Since its establishment in May 2017, MahaRERA has issued recovery orders totalling ₹1,037.86 crore for 1,531 complainants. However, some cases remain restricted due to ongoing legal proceedings.
These cases are currently restricted from proceeding through the usual recovery process, according to MahaRERA.
Mumbai accounted for approximately ₹228 crore of the total ₹369.45 crore recovered with assistance from district collectorates. The reported collections across major districts were:
Additional collections included ₹3.84 crore in Chhatrapati Sambhaji Nagar, ₹54 lakh in Sindhudurg, ₹12 lakh in Solapur and ₹9 lakh in Chandrapur.

MahaRERA's data shows that compensation recovery depends on the execution of warrants through district authorities, while certain legal proceedings can restrict recovery efforts.
For homebuyers who have received compensation orders against developers, the recovery process remains an important step in obtaining the amounts awarded.
The latest figures provide an update on collections and outstanding dues across Maharashtra since the regulator was established in 2017.
