
Martley Capital has launched Amber, a new last-mile and urban industrial platform focused on Poland. The platform is backed by institutional capital and aims to build a portfolio worth around €200 million over the next 12 to 24 months.
Amber has already been seeded with two industrial properties in Upper Silesia. Martley will manage the platform through its established Polish operation.
The new platform will focus on modern small and mid-sized multi-let industrial properties. Target assets will be located in strong urban sub-markets across Poland.
Martley is targeting locations within or close to major population centres. The strategy focuses on areas with good transport links, strong occupier demand and limited availability of competing industrial space.

The initial portfolio comprises two fully leased warehouse estates in Upper Silesia. Together, they provide around 22,500 square metres of gross lettable area.
The larger asset is a 12,874-square-metre Class A warehouse in Siemianowice Śląskie. Completed in 2018, it forms part of Siemianowice Business Park and has tenants including Jungheinrich and Omida 7R Solution.
The second property is a 9,758-square-metre urban warehouse in Sosnowiec. Completed in 2015, it is located around 1.2 kilometres from the S86 expressway and has direct bus and tram access.

Both properties are fully occupied and have diversified tenant bases. This income profile is expected to form a model for future acquisitions under the Amber platform.
Martley plans to apply asset management measures to its acquisitions. These include targeted capital expenditure, improvements to building specifications and stronger ESG credentials, including BREEAM certification.
The company expects to announce additional acquisitions in the coming months. The launch strengthens Martley's presence in Poland's industrial and logistics market and expands its strategy around urban and last-mile assets.
