Mumbai Maintains Market Dominance

In the first quarter of 2026, Mumbai continued its reign as India's leading warehousing hub, accounting for a massive 42% share of total demand across the top seven cities. According to the latest sector review report by Vestian, the city recorded an absorption of 4.76 million square feet during the January-March period. Despite this leading position, the market witnessed a 14% year-on-year dip in leasing activity compared to the 5.56 million square feet recorded during the same quarter in 2025.

Bhiwandi: The Engine of Growth

Within the Mumbai Metropolitan Region, the Bhiwandi micro-market remains the primary driver of logistics growth. This single cluster alone contributed 69% of Mumbai's total absorption and a remarkable 30% of the entire country's leasing volume for the quarter. The sustained activity in this region is largely attributed to its strategic location and established ecosystem for distribution and storage.

Demand Drivers and Occupier Confidence

While annual comparisons show a decline due to a high base last year, sequential growth indicates a steady recovery in occupier confidence. The demand in Q1 2026 was predominantly led by three major sectors:

  • Third-Party Logistics (3PL): Remains the dominant driver as companies outsource supply chain management to improve efficiency.
  • Engineering & Manufacturing: Rising industrial activity has fueled the need for larger Grade-A storage facilities.
  • Consumer Goods & Services: Resilient domestic consumption continues to push FMCG and electronics firms to expand their storage footprints.

Comparative Performance and Regional Trends

The western markets, comprising Mumbai and Pune, together accounted for 81% of pan-India absorption. While Mumbai led in volume, Pune emerged as the second-largest market with 4.46 million square feet, marking a sharp 42% annual growth. In contrast, other major hubs like the National Capital Region (NCR) and Bengaluru saw significant annual declines of 57% and 87%, respectively, indicating a temporary cooling of momentum in those regions.

Future Outlook and Policy Support

Shrinivas Rao, CEO of Vestian, noted that the warehousing sector has entered 2026 with renewed momentum following a period of strategic consolidation in 2025. The long-term outlook remains highly positive, supported by critical government initiatives such as PM Gati Shakti and the National Logistics Policy. Experts anticipate that annual absorption across the sector will exceed 45 million square feet by the end of 2026, driven by an increasing emphasis on supply chain resilience and technology-enabled warehousing solutions.
