
Nakheel has begun handing over 892 homes at Jebel Ali Village, marking the start of occupancy at one of Dubai's most anticipated low-density residential communities.
Residents are now moving in following the completion of residential construction and core infrastructure across the 80-hectare site. Around 5,500 people are expected to call the community home once fully occupied.
Jebel Ali Village has been designed around the idea that a residential community should feel like one. The layout prioritises green space, pedestrian movement and shared amenity over density:
Further amenities are still to come. A community centre with retail, a clubhouse, gym, padel courts and event lawns are planned as part of ongoing development, giving the community more reasons to stay put as it fills up.
Jebel Ali Village sits alongside Sheikh Zayed Road, placing it on one of Dubai's main arterial routes without being defined by it.
Ibn Battuta Mall is close by, and Discovery Gardens Metro Station gives residents a direct public transport link into the wider city. For families weighing the trade-off between space and connectivity, the location makes a reasonable case for both.

Khalid Al Malik, CEO of Dubai Holding Real Estate, said Jebel Ali Village has long held a special place in Dubai's residential history, recognised for its strong sense of community and enduring appeal.
He described the handover as the start of a new chapter built on that legacy a modern, well-connected community designed around the evolving needs of residents rather than a clean-break development with no roots in the area.
The name carries weight in Dubai's residential memory, and Nakheel is clearly leaning into that rather than rebranding away from it.
Whether the new community earns the same long-term loyalty as the original will be answered by the residents now moving in.
