Nakheel Releases 44 Beachfront Villas on Palm Jebel Ali

Nakheel has released 44 beachfront villas on Frond F at Palm Jebel Ali, describing the collection as one of the final opportunities to purchase a new villa on the destination's residential fronds.

The release spans 10 architectural designs across two collections, with five, six and seven-bedroom homes positioned directly along the shoreline with beach access and uninterrupted views across the Arabian Gulf.

Two Collections, One Frond

The 44 homes draw from Nakheel's Beach and Coral Collections, covering a wide range of scale and specification:

• Beach Collection: five- and six-bedroom villas measuring approximately 7,500 to 8,500 sq ft
• Coral Collection: six- and seven-bedroom homes ranging from approximately 11,500 to 12,500 sq ft
• Designed in collaboration with NAGA Architects, SAOTA, LW Design Group and LOCI Architecture
• Layouts focused on large interiors, natural light, indoor-outdoor living and privacy

First Handovers Coming Before Year-End

The Frond F release arrives ahead of the first phased villa handovers, which are scheduled to begin in late 2026 and continue through 2027. Construction is advancing across all 12 residential fronds:

• 544 villas on Fronds A to F: substructure, superstructure, MEP and infrastructure works progressing
• 728 villas on Fronds K to P: at internal and external finishing stage
• Total construction and infrastructure contracts awarded: more than Dh13 billion

The Wider Palm Jebel Ali Picture

Palm Jebel Ali spans seven islands and 16 fronds, with 120 kilometres of coastline and more than 90 kilometres of beachfront.

Planned community infrastructure includes a 9,000 sq metre retail centre and a Friday Mosque designed by Skidmore, Owings & Merrill with capacity for up to 1,000 worshippers.

Khalid Al Malik, CEO of Dubai Holding Real Estate, said Palm Jebel Ali is taking shape as Dubai's next iconic waterfront destination, describing the Frond F release as combining distinctive architecture with direct beachfront living a rare opportunity to own a home on the fronds as the project moves from vision to reality.

With villa handovers beginning before the end of 2026, that transition from vision to lived-in community is now measurable in months rather than years.
