The Golf Course Extension Road address is deliberate: the micro-market has established itself as Gurugram's premier luxury residential corridor, home to several of India's most expensive housing projects and a buyer profile that skews heavily towards senior corporate executives, business families and non-resident Indians investing in the NCR market.
The timing and location reflect a considered read of where NCR's luxury demand is concentrating. Golf Course Extension Road has seen consistent price appreciation over the past three years as the supply of genuinely premium, large-format homes has struggled to keep pace with demand from high-net-worth buyers. Several developers have used the corridor to launch their most ambitious NCR projects, and absorption at the upper end of the market has remained healthy even as the mid-segment has softened in parts of the region. For a developer entering a new geography, anchoring in the strongest micro-market reduces execution risk and sets the brand positioning from the outset rather than working up to it.

Oberoi Realty confirmed the project details, pricing, and acreage through an exchange disclosure, which means the information is binding and auditable. The filing also underlines that this is a balance-sheet commitment rather than a land-banking exercise. With 14.8 acres on one of Gurugram's most sought-after roads and residences priced from ₹18 crore, the gross development value of the project, assuming full sell-through, would run to several thousand crore, making it one of the more significant luxury launches in the NCR market in recent memory.
Oberoi Realty's entry into Gurugram sends a signal that resonates beyond the project itself. When a developer with a deliberate, quality-first track record in one city chooses to expand into another, it typically validates both the depth of demand and the pricing ceiling of the destination market. NCR's luxury segment has seen strong activity from local and pan-India developers, but Oberoi's brand carries a specific connotation around finish quality and delivery credibility that will be watched closely by buyers and competitors alike. If Three Sixty North performs at launch the way its Mumbai namesake did, it could shift expectations for what the top of the Gurugram market looks like, and pull pricing benchmarks further upward in the process.
