Palm Jumeirah Ayumi villa Dh260 million sale Dh9792 per sq ft Dubai luxury property September 2026

A six-bedroom villa in the ultra-luxury Ayumi project on Palm Jumeirah has sold for Dh260 million.

The completed property spans approximately 2,466.7 square metres or 26,550 square feet according to Dubai Land Department data.

At that price and size, the transaction values the villa at roughly Dh9,792 per square foot, placing it among Dubai's highest per-sq-ft residential transactions on record.

A Second Ayumi Villa Mortgaged on the Same Day

A second completed villa in the same Ayumi project was simultaneously mortgaged for Dh130 million.

The two transactions together point to continued large-scale activity in Dubai's prime residential segment with financing as well as outright sales contributing to the transaction flow at the top of the market.

The Wider Tuesday Morning Picture

The Palm Jumeirah deal was part of a broader morning of activity on 1 September 2026.

Dubai recorded approximately Dh1.2 billion in property deals across 339 transactions in early Tuesday trading, continuing a pattern of high-volume opening sessions that has become a feature of the market through 2026.

Following the Dh725 Million Burj Khalifa Area Deal

The Palm Jumeirah sale follows a burst of high-value activity only days earlier.

On the Friday before, a villa in the Burj Khalifa area sold for Dh725 million equivalent to approximately Dh1,914 per square foot across its 379,000-square-foot footprint.

A second property in the same area was mortgaged for Dh471.3 million on the same day. Together, the two Burj Khalifa transactions were worth nearly Dh1.2 billion.

Viewed alongside the Dh260 million Ayumi sale, the Dh110 million Jumeirah Golf Estates record set earlier in August and the Dh166 million off-plan apartment transaction, Dubai's ultra-luxury segment has strung together a sequence of landmark deals across several weeks.

The consistency of that activity spread across different product types, locations and buyer profiles is what separates a market running on genuine depth from one driven by isolated trophy transactions.

September's opening deal at Dh9,792 per square foot suggests the run is not slowing.
