Panattoni has completed the sale of Panattoni Park Poznań A2, an industrial complex totalling 150,000 sqm in Robakowo near Poznań.
The facility is fully let to a company in the clothing sector, which uses the property as a logistics centre supporting its European operations.
The park is located approximately 8.5 km from the junction of the A2 motorway and S11 expressway and around 19 km from central Poznań. An intermodal terminal nearby provides direct connections to the ports of Hamburg and Rotterdam.
The property combines two halls and was developed with the needs of logistics operations in mind.
Its location provides road access through two major transport routes and rail-linked logistics connectivity through the nearby intermodal terminal. The sale follows the completion of the park and its full leasing to the clothing sector tenant.
Panattoni Highlights Build-to-Suit Model
Marek Dobrzycki, Partner at Panattoni, said the transaction completes a development cycle the company has followed in Poland for nearly two decades.
He described the process as acquiring land, building to a tenant's specific requirements, leasing the property and handing the completed asset to an investor.
According to Dobrzycki, each completed transaction releases capital for additional projects and supports the build-to-suit model in Poland.
The model allows industrial facilities to be developed around the operational needs of a specific occupier before the completed property is sold.
Poznań Attracts Logistics Investment
Michał Stanisławski, Co-Head of Capital Markets at Panattoni, said large, fully let logistics assets in Poland's main warehouse markets remain attractive to institutional capital.
He highlighted Poznań's infrastructure and its position, which provides access to the domestic market and Western Europe.

Hall B Receives BREEAM Outstanding
A major part of the complex is Hall B, which was developed on a build-to-suit basis and covers approximately 82,000 sqm. The building has received BREEAM Outstanding certification, making it the third Panattoni development in Poland to achieve the rating.
Hall B was constructed without the use of PVC. Its primary energy consumption was reduced by more than 27 per cent compared with national requirements, while water consumption was reduced by 70 per cent against the baseline model.
More than 95 per cent of construction waste was recycled or recovered.

Hall A Holds BREEAM Excellent
Hall A at the same complex holds a BREEAM Excellent certificate. Together, the two halls form the 150,000 sqm Panattoni Park Poznań A2 development in Robakowo.
The location near the A2 motorway, the S11 expressway and an intermodal terminal supports the park's role as a logistics centre serving European operations.
The completed sale also marks the latest stage in Panattoni's activity in Poland, where the company has been following its build-to-suit development and investment model for nearly two decades.
