Land acquisition for the Chhatrapati Sambhaji Raje International Airport at Purandar has crossed a significant milestone less than a month after the process began. More than 60 per cent of the required land is now secured, with farmers from seven villages in Purandar taluka having submitted consent affidavits for 1,837 acres out of the approximately 3,000 acres needed for the project. Compensation worth nearly ₹900 crore has already been distributed, according to District Collector Jitendra Dudi.

The acquisition process formally began on May 7, 2026. The fact that 1,837 acres were handed over within a single month signals a level of farmer cooperation that is rare for infrastructure land acquisitions of this scale in India.

₹1.61 Crore Per Acre and Direct Bank Transfers Made the Difference

The state government fixed compensation at ₹1.61 crore per acre, a rate that appears to have resonated with landowners in the region. To fund the full acquisition, around ₹6,000 crore will be required in total. The Maharashtra Industrial Development Corporation (MIDC) raised funds through a loan and deposited the first instalment of ₹500 crore with the district administration to begin payouts.

A key factor driving farmer participation has been the direct bank transfer mechanism. Compensation is being credited straight into farmers' accounts, removing the delays and friction that have historically plagued government land acquisition programmes. Officials noted that this transparency has encouraged more landowners to come forward, with participation numbers rising steadily as the deadline for submitting consent letters approaches.

Seven Villages, One Major Airport

The airport project requires land from seven villages in Purandar taluka. Among them, Pargaon has recorded the highest number of consenting farmers, followed by Ekhatpur, Khanwadi, Vanpuri, Kumbharvalan, Munjawadi and Udachiwadi. During the initial land survey phase, nearly 96 per cent of farmers had expressed willingness to part with their land, a figure that set an unusually positive tone for the acquisition from the outset.

The administration is also working to resolve compensation disputes through mediation, aiming to settle disagreements without protracted court proceedings so affected farmers receive payments quickly.

What This Means for Pune's Real Estate Market

New airports are among the most powerful catalysts for real estate value creation in any city. Purandar sits to the south of Pune, and the announcement of a full international airport in the area has already begun drawing investor and developer attention to land parcels in surrounding talukas. As the acquisition process moves toward completion, construction timelines firm up and connectivity improves, the Purandar corridor and its surrounding areas are likely to see accelerating interest from residential, logistics and commercial real estate developers looking to position ahead of the curve.
