
Wynn Al Marjan Island, dubbed a "destination within a destination," is poised to become one of the most ambitious luxury developments in the Middle East. Developers say construction of the $5.1 billion (Dh18.7 billion) integrated resort has now entered its final phase, with completion and delivery targeted before spring 2027, positioning it as the largest tourism development in Ras Al Khaimah's history.
The project will become the UAE's first federally-licensed resort to include gaming alongside hotels, restaurants, entertainment and retail, after receiving the country's first commercial gaming facility licence on October 4, 2024, from the General Commercial Gaming Regulatory Authority (GCGRA). Developed jointly by Wynn Resorts, Marjan (Ras Al Khaimah's master developer), and RAK Hospitality Holding, the resort sits on more than 60 hectares of Island 3, part of a man-made archipelago extending roughly 4.5 km into the Arabian Gulf, around 45 minutes from Dubai International Airport.
Wynn Resorts holds a 40 per cent ownership stake in the joint venture and had invested approximately $1.01 billion (Dh3.7 billion) in equity toward the project as of March 31, 2026.

By early 2026, construction had reached its final delivery phase. The tower structure topped out in November 2025, structural work has been completed across all 1,530 rooms and residences, and more than 83 per cent of the exterior façade has been installed. Builders have poured over 482,000 cubic metres of concrete and erected more than 15,000 tonnes of structural steel, with interior fit-out works now underway across thousands of spaces simultaneously. The project has generated more than 18,000 jobs during construction.
Wynn Bridge, a 548-metre access bridge connecting the resort directly to the E311 and E611 highways, is expected to open in late 2026. Separately, Oasis, a 26-acre employee community designed to house more than 7,000 workers, is scheduled for completion in summer 2026, with recruitment already underway for more than 3,500 food-and-beverage roles across the resort's dining venues.
Beyond introducing the UAE's first regulated commercial gaming destination, Wynn Al Marjan Island is expected to diversify Ras Al Khaimah's economy, attract international visitors, and strengthen the emirate's position as a global luxury tourism hub, reflecting the UAE's broader push to compete with established leisure destinations such as Singapore.
