Mumbai-based Tribeca Developers and Hyderabad-based Ira Realty are set to develop a Vaastu-compliant Trump-branded luxury housing project in Hyderabad, marking the Trump brand's first entry into South India.
Located on Golden Mile Road in Kokapet, the project involves a total investment of around Rs 2,000 crore, including land costs.
Kalpesh Mehta, founder of Tribeca Developers, which brought the Trump brand to India in 2014, said the project took about a year to get right because every apartment had to be Vaastu-compliant, with units required to be rectangular or square, master bedrooms in the southwest and kitchens in the southeast.
Two 65-storey towers aim to be South India's tallest
The two towers are set to rise 240 metres, with Tribeca claiming they will be the tallest residential towers in South India; the tallest Trump tower currently stands in Mumbai at 78 storeys.
The project comprises two 65-storey towers connected by a bridge, with 450 apartments including 16 penthouses across 22 lakh sq ft of developable area.
- 3.5 and 4-BHK apartments, 3,600-5,800 sq ft, each with a private lift, exclusive lobby and all-glass facade
- Duplexes of ~12,000 sq ft and penthouses up to 30,000 sq ft
- ~120 apartments with double-height spaces
RERA registration came through around two weeks ago; completion is expected in five years.
Pricing, sales and NRI demand
Prices range from Rs 5-18 crore, with double-height apartments priced at Rs 8-10 crore.
Mehta said the company will invest around Rs 1,700-1,800 crore, excluding land costs valued at around Rs 250 crore, with expected sales realisation of Rs 3,500-4,200 crore.
Eight penthouses have already sold for around Rs 250 crore, including one comprising eight combined apartments sold for Rs 62 crore to a single family.
Around 25-30 per cent of demand is expected from NRI buyers, mainly the US. Mehta said the brand has stayed in India well before recent politics and the company has seen no impact on sales.

This is the eighth Trump-branded project announced in India and the first in South India; four of the previous seven are complete, in Pune, Mumbai, Kolkata and Gurugram, with a project also launched in Noida.
Tribeca is exploring a farmhouse and resort project in Hyderabad and may consider Chennai next, with three to four more Trump-branded projects planned over three years.Tribeca has 13 projects covering 14 million sq ft and is the largest Trump-branded developer worldwide, while Ira Realty, founded in 2019, has developed 15 projects in Hyderabad.
