UBM Development Prague office relocation Smíchov Rezidence Na Plzeňce

UBM Development Czechia has relocated its Prague offices to Moulíkova Street in Prague 5, near Smíchov railway station. The move took effect on 1 August 2026. It is not a random choice of address.

Smíchov is where UBM built its first major Czech project more than 25 years ago and where it is now actively constructing Rezidence Na Plzeňce, a 160-apartment residential building due for completion in the second half of 2027. Placing the team on the same street as the project it is delivering is as practical as it is symbolic.

From Anděl City to Rezidence Na Plzeňce

UBM's history in Smíchov runs deeper than most developers can claim in any single district.

Its first landmark project here was Anděl City, a large-scale mixed-use development built on the site of the former Tatra factory between 2002 and 2007. At the time, the area was still mid-transformation. The project helped accelerate it.

  • Outcome: one of the most complex projects in UBM's entire Czech history, contributing to the early-phase revitalisation of Smíchov

Josef Wiedermann, managing director of UBM Development Czechia, said returning to Smíchov is a new chapter built on that foundation.

He described the area around Anděl as now one of Prague's most sought-after locations for offices, retail, leisure and residential uses a status that UBM helped bring about two decades ago and is now returning to build on again.

The Current Project Next Door

Rezidence Na Plzeňce is UBM's live Smíchov development.

It is an energy efficiency class A residential building, a specification that matters increasingly to Prague buyers as running costs and sustainability credentials become part of the purchase decision rather than an afterthought.

  • Structural shell due for completion by end of 2025
  • Final delivery: second half of 2027
  • Units from the first sales phase have been almost entirely sold

A District That Has Earned Its Moment

Smíchov has undergone a sustained transformation over the past decade and the process is still running. Infrastructure investment, new residential supply and improving commercial amenity have steadily shifted the district from the fringes of Prague's premium residential map to close to its centre.

Wiedermann acknowledged this directly, saying UBM's aim is to contribute to a quality urban environment and new housing that fits naturally into a location that continues to evolve.

The previous UBM Prague headquarters was in the Astrid Offices building in Holešovice a building that UBM itself had developed and occupied since 2021.

The decision to leave a building it built for a street next to a project it is currently delivering says something about where UBM sees its next chapter in the Czech market: back in the district where it started, at a moment when that district's best years may still be ahead of it.
