Wadi Degla Developments has launched the "ClubTown Minya" project in New Minya City, marking the company's first entry into the real estate market in Upper Egypt as it looks to capitalise on regional development plans.

The move forms part of a geographic expansion strategy targeting new cities in Upper Egypt, supported by government initiatives to develop infrastructure, offer investment lands and stimulate real estate investment beyond traditional areas.

Raymond Ahdy, CEO of Wadi Degla, described ClubTown Minya as a strategic milestone in the company's journey, reflecting its vision to expand into promising markets outside Greater Cairo by delivering integrated urban communities that elevate quality of life.

He said the company was keen to bring the ClubTown concept to Upper Egypt following its success in Maadi, driven by confidence in the region's growth opportunities and the urban development momentum across new cities.

Ahdy noted the expansion followed a study of supply and demand indicators in the Upper Egypt market, where total targeted investments are estimated at EGP 15bn, describing it as a market with genuine growth potential due to the limited availability of integrated residential products.

A 70-feddan development with 80% green space

Spanning approximately 70 feddans, around 80 per cent of the project is dedicated to open areas and green spaces.

A central green core serves as the primary visual and functional axis, featuring a villas and mansions zone that represents roughly 30 per cent of the total project area. The development also includes:

  • Apartments, duplexes and penthouses
  • A sports club and an exclusive social club
  • Commercial and community services distributed across three main hubs

These components integrate with a surrounding ring road designed to provide natural buffer zones and preserve residential privacy.

Master plan partners and design approach

To execute the project, Wadi Degla collaborated with DMA to develop the master plan and urban design, and with Distance Studio Consultant for architectural product design consultancy.

Ahdy said the partnership with DMA aims to create a master plan achieving seamless integration among services and green spaces, while Distance Studio Consultant will deliver units prioritising privacy and exclusivity based on a comprehensive local market study.

The company also aims to replicate its competitive mix from the Cairo market, leveraging its network of 14 sports club branches across various governorates.

Part of a broader growth push for Wadi Degla

The project extends the "ClubTown" brand identity, launched in 2022 with the "ClubTown Maadi" development. Backed by investments of nearly EGP 11bn, the Maadi project is scheduled to commence deliveries of its first phase, "Breeze," in 2025.

The launch coincides with Wadi Degla targeting contractual sales of EGP 10bn in 2026, up from EGP 6bn the previous year. The company delivered 1,500 units in 2025 and is targeting the delivery of 1,200 units by the end of the current year, supported by construction investments exceeding EGP 3bn.

Over its 20 years of operations, the company has developed 20 residential, resort and commercial projects while pursuing expansion plans locally and abroad.
