Crestyl and WOOD Šárka residential project in Prague

Crestyl and investment partner WOOD & Company have launched the Šárka residential project in Prague's Vokovice district.

The development will replace a former industrial and logistics site near the Šárka Nature Park.

The project will create a publicly accessible residential neighbourhood with 18 villa-style apartment buildings and 224 apartments.

Four family houses will also be built along the edge of the nearby forest.

The total investment in the project will exceed CZK 4 billion. The site already has a valid building permit and demolition of the former complex has been completed.

Šárka Project to Add 224 Apartments

The first phase will include 98 apartments. Construction is scheduled to begin around the end of 2026, with completion planned for 2029.

Homes in the first phase will range from 62 sqm to 165 sqm. The layouts will include 2+kk to 5+kk apartments, as well as penthouses.

The development will include underground parking, balconies, terraces and private gardens.

Apartments will also have air conditioning and external blinds, WOOD & Company said.

Kindergarten and Public Services Planned

The project will include a kindergarten for 50 children. Crestyl plans to transfer the facility to Prague 6 free of charge after completion.

A separate building near the kindergarten and public transport stop will provide space for shops, medical practices and other services.

A forest-themed playground with fitness equipment is also planned near the woodland.

The development is designed to connect residential areas with surrounding green spaces.

Its architecture by Chmelař Architekti uses forms inspired by the landscape of Divoká Šárka.

Public Sales Planned for Autumn 2026

Public sales of apartments are scheduled to begin in autumn 2026. The second phase is expected to follow after the first stage.

For WOOD & Company, Šárka is an investment within its residential portfolio.

The partnership with Crestyl adds another residential development to its Prague real estate activities.

The project is expected to transform the former industrial site into a mixed residential area with housing, green spaces, community facilities and services.
