Develia residential development and apartment projects in Poland

Polish residential developer Develia recorded a sharp increase in revenue during the first half of 2026, supported by a strong rise in apartment handovers.

The company delivered 2,572 residential units during the period, compared with 1,193 units in the first half of 2025.

The number of units handed over more than doubled year on year, increasing by 116%.

Develia's sales also remained slightly above the previous year's level, with 1,752 units sold during the first six months of 2026 compared with 1,699 a year earlier.

Apartment Handovers Drive Develia Performance

The significant increase in handovers has been a key factor behind Develia's stronger financial performance.

The company had already reported revenue of PLN 892.1 million in the first quarter, compared with PLN 253.5 million in the same period of 2025.

First-quarter net profit reached PLN 177.1 million, up sharply from PLN 65.2 million a year earlier.

The results reflected a higher number of completed homes entering the company's revenue recognition cycle.

Develia has also maintained a substantial development pipeline as it prepares for future demand across Poland's residential markets.

Develia Sales Remain Above 1,700 Units

Although the number of homes sold increased by only around 3% year on year, the result shows continued buyer activity in the Polish housing market.

Develia also had 125 reservation agreements at the end of June, compared with 72 a year earlier.

The company is targeting sales of between 3,600 and 3,800 apartments during 2026.

Its handover target for the year is between 3,750 and 3,950 units.

The difference between sales and handovers highlights the importance of project completion schedules to Develia's financial results.

Polish Developer Expands Future Pipeline

Develia has continued to expand its land and development pipeline.

In the first quarter, the company said its land bank had reached more than 16,000 units, including projects developed through joint ventures and public-private partnerships.

The developer is also pursuing new investment opportunities in Poland, including projects that could add significant future residential development potential.

With a strong increase in handovers and continued sales activity, Develia enters the second half of 2026 with a sizeable development pipeline and ambitious targets for residential deliveries.
