DLF Promenade Goa mall in Panjim set to open in February-March 2027

DLF is set to make its retail debut in Goa. The company will open DLF Promenade Goa in Panjim. The mall spans 7 lakh sq ft.

It is expected to open in February-March next year. This was confirmed by a top company official on September 18.

Sriram Khattar is DLF's Vice Chairman and MD for Rental Business. He said Promenade Goa is planned mainly for Goans.

He added it aims to give them a quality shopping, F&B, and entertainment experience. He said fit-outs will begin next month. He noted DLF has invested around Rs 500 crore to develop the mall.

Leasing Progress

Khattar said around 75 percent of the mall's retail space has already been leased. He added that the company expects to fully lease the mall within the next few months.

Pushpa Bector is Group Executive Director and Business Head of DLF Retail. She said the mall will house nearly 220 brands.

Shoppers Stop and PVR are among the key tenants. They will occupy some of the largest spaces. The four-storey mall will also feature a five-screen multiplex and a food court.

Bector said the mall will help create several job opportunities for the local population.

Project Details

The property was earlier known as DLF Avenue Goa. According to Goa RERA project details, it is located at Plot No. 35 of EDC Patto Plaza in Panaji. It is registered as a commercial project.

DLF's Wider Retail Portfolio

DLF recently opened DLF Midtown Plaza at Moti Nagar in Delhi. This spans more than 2 lakh sq ft. It has also soft-launched DLF Summit Plaza in Gurugram, covering around 4.8 lakh sq ft.

More than 4 lakh sq ft of this is retail space, with the rest used for coworking.

DLF Group currently operates around 10 retail properties. This includes The Mall of India, Noida. Its portfolio spans around 5 million sq ft of operational space.

The company is also developing a 2.5 million sq ft mall in Gurugram, expected to be operational in 2029. DLF's malls house over 1,200 international and domestic brands and attract more than 70 million shoppers annually.

Broader Retail Leasing Trends

India's retail real estate sector maintained its growth momentum in Q2 2026. Gross leasing volume reached 2.4 million sq ft across the top eight cities.

This was a 23.2 percent quarter-on-quarter increase, according to Cushman & Wakefield. Total leasing in H1 2026 stood at 4.35 million sq ft, up 3.1 percent from H1 2025.
