
Edmond de Rothschild Real Estate Investment Management (EdR REIM) has acquired two retail warehouse assets in England for a combined €17.5 million.
The transactions mark the firm's entry into the UK retail warehouse sector and represent its fifth and sixth UK acquisitions in nine months.
The latest deals take EdR REIM's total UK investment above €42.1 million, strengthening its exposure to income-generating commercial property.
The larger acquisition is a 3,121 sq m retail warehouse in South Ruislip on Victoria Road. The property was acquired for €12.6 million at an initial yield of approximately 7.3%.
The asset is leased to home improvement retailer Wickes, with 19.2 years remaining on the lease. It was acquired from Aviva Investors and serves a catchment of around 676,000 residents within a 15-minute drive.
The second property is a 1,858 sq m retail warehouse on Wootton Bassett Road in Swindon. EdR REIM acquired the asset for approximately €5 million at an initial yield of around 8%.
The Swindon property is occupied by furniture retailers DFS and Sofology, with approximately 13.5 years remaining on their respective leases. The asset was acquired from Somerset Council.

The two transactions bring EdR REIM's UK acquisition total to six deals within nine months.
The firm's recent activity spans hospitality, retail and logistics, creating a more diversified portfolio across property sectors and locations.
Following the latest acquisitions, the UK portfolio has an average remaining lease term of more than 17 years and is fully occupied.
Long leases and established tenants provide investors with greater visibility over future rental income. The latest acquisitions therefore add a new retail warehouse segment while maintaining the firm's focus on secured income.

The acquisitions come as tight supply and low vacancy continue to support investor interest in UK retail warehouses.
Retail warehouse properties can benefit from strong drive-to accessibility and demand from value-focused retailers. Established tenants and long lease terms can further strengthen their income profile.
For EdR REIM, the latest investments provide exposure to a segment that complements its existing UK holdings.
The €17.5 million double acquisition also highlights the firm's continued expansion in the UK commercial property market, with the strategy focused on assets capable of delivering predictable, long-term returns.
