
Emaar Properties is preparing to launch one of its largest developments to date, a Dh200 billion master-planned district designed to accommodate approximately 150,000 residents. The project will cover more than 4.5 million square metres of built-up area and is expected to become a major addition to Dubai's urban landscape.
The large-scale development will combine residential, commercial, retail, hospitality and community infrastructure within a single integrated destination. According to the developer, the masterplan is intended to create a self-sustaining urban environment where residents can live, work and access essential services within the same district.
Emaar has described the project as a "city within a city", reflecting its scale and mixed-use nature. The development will include homes, offices, schools, healthcare facilities, retail centres, hospitality offerings and community amenities.
The objective is to provide residents with easy access to daily necessities while reducing dependence on long-distance travel. The masterplan is being designed around convenience, accessibility and integrated urban living.
A central element of the development is the 20-minute city concept, which focuses on enabling residents to reach key destinations within a short travel time. The project will incorporate mobility solutions, walkable neighbourhoods and transportation infrastructure designed to improve connectivity.
Emaar also plans to integrate smart technologies and sustainable planning features to support modern urban lifestyles while enhancing convenience for residents and visitors.
The project will feature a diverse mix of residential offerings, including high-rise apartments, family-oriented communities and luxury villas. According to Emaar, many residential units are expected to offer views of Dubai's landmark destinations, including the Burj Khalifa, Burj Al Arab and Palm Jumeirah.
An exclusive villa district will include larger homes and premium residences designed for buyers seeking spacious living environments within a master-planned setting.
The development will be organised into five separate zones, each serving a different purpose within the overall masterplan.
These zones will be connected through a unified urban framework while maintaining their own distinct character and lifestyle offerings.
The project will also include parks, landscaped areas, water features, cycling paths and recreational facilities. Retail streets, dining destinations and community gathering spaces are expected to form an important part of the development.
With a projected value of Dh200 billion and capacity for 150,000 residents, the upcoming masterplan represents one of Emaar's most ambitious projects and reflects the continued expansion of Dubai's large-scale residential and mixed-use developments.
