Embassy Developments Limited has signed a Memorandum of Understanding with Dinesh Thakkar. He is the founder, chairman, and managing director of Angel One Limited.
The deal is to sell an entire residential tower at Embassy Terazza, Juhu. The transaction value is approximately Rs 711 crore. The Bengaluru-based real estate company shared this in a regulatory filing on September 22.
The company said the deal is India's largest single residential unit transaction.
The development is part of Embassy's growing ultra-luxury residential portfolio in Mumbai. This follows the company's market entry 18 months ago.
About the Tower
The residence comprises an entire G+7-storey tower. It has a RERA carpet area of 63,000 sq ft. The transaction value is approximately Rs 711 crore.
About Embassy Terazza
Embassy Terazza is located on Juhu Tara Road. This is one of Mumbai's most coveted residential addresses. It is home to leading business families, industrialists, and celebrities.
The project is an ultra-luxury, low-density development spanning over 2 acres. It comprises approximately 50 residences. The estimated Gross Development Value exceeds Rs 3,000 crore.

What the Chairman Said
Jitendra Virwani is Chairman of Embassy Developments Limited. He said the company has spent three decades building a deep understanding of what today's homebuyers value.
He added that Embassy has brought this same philosophy to Mumbai. He noted that in a relatively short period, it has resonated with some of the country's most discerning buyers.
He called Thakkar's acquisition of an entire tower a strong endorsement of that vision. He said it also reflects the trust the Embassy brand has earned in Mumbai within 18 months of launching in the city.

What Dinesh Thakkar Said
Dinesh Thakkar said Juhu has a special character that few locations in Mumbai can match. He explained that his focus was on privacy, spaciousness, exceptional sea views, and creating a luxurious, iconic sanctuary for his family.
He has named the new home "Angelus." He said he placed his confidence in Embassy's ability to create an architectural marvel true to his vision.
He added that for a home of this scale, trust in the developer matters as much as the residence itself. He said he looks forward to seeing Angelus take shape as a special home for his family.

Embassy's Growing Mumbai Portfolio
Embassy Terazza joins Embassy Citadel in Worli and Embassy Serenity in Alibaug. This further strengthens the company's residential footprint across the Mumbai Metropolitan Region. This is alongside its ongoing projects, Embassy Park in Panvel and Embassy One in Thane.
