A government task force is examining the revival of Formula 1 in India.

This could give a further boost to real estate around the Buddh International Circuit and the wider Yamuna Expressway corridor, according to real estate experts.

A return of recurring F1 events could drive demand for hotels, serviced apartments, short-term accommodation, retail, and F&B.

Commercial real estate could benefit too, including office space, event spaces, and facilities for automotive and motorsport businesses.

About the Task Force

India is exploring the return of Formula 1. The government has set up a task force under NITI Aayog to assess the feasibility of hosting a Formula One Grand Prix and draw up a roadmap for developing India's motorsports ecosystem.

F1's History at the Buddh International Circuit

The Indian Grand Prix was held at the BIC from 2011 to 2013. Red Bull Racing's Sebastian Vettel won all three editions.

F1 has not returned to India since 2013. India also hosted a MotoGP round at the BIC in September 2023. That event has not returned since.

What Happened to Property Prices in 2011

In 2013, media reports said property prices along the Yamuna Expressway had risen 50 percent over two-and-a-half years from the first quarter of 2011.

This was before the expressway and Noida International Airport became operational.

In July-August 2011, prices stood at Rs 3,132 per sq ft, up from Rs 2,077 per sq ft in the first quarter of that year. The first Grand Prix in October 2011 prompted developers to capitalise on the opportunity.

Jaypee Golf Spa and Resort hosted F1 drivers and VIP visitors in 2011. It typically charged around Rs 11,000 per person per day.

During the F1 season, when hotel rooms became scarce, tariffs reportedly rose to Rs 37,000 per person per day.

What Experts Are Saying Now

Supriya Chatterjee is Managing Director, North, at Cushman & Wakefield.

She said the return of Formula 1 could further strengthen the region's positioning, complementing infrastructure and economic drivers already shaping its growth.

She said the larger opportunity lies in developing the circuit as a year-round destination for motorsport activities, automotive and EV testing, brand experiences, and MICE events. This, she said, could support demand for commercial and event-led real estate.

Manoj Gaur is CMD of Gaurs Group. He told Hindustan Times Real Estate that the task force is a positive development for the Yamuna region.

He said Formula 1 is more than a sporting event, calling it a global platform that only a handful of countries can host.

Gaur said its revival could give a fillip to the already buoyant Yamuna Expressway real estate market.

He added that the region is well placed to benefit from the broader economic ecosystem a global sporting event of this scale can create.
