Dubai-based developer H&H has commenced construction of Eden House Dubai Hills, a premium residential development comprising 32 villas in Dubai Hills.
Dutco Construction has started work on the site, marking the project's transition from planning to construction. The development will feature five and six-bedroom villas with a combined gross floor area (GFA) of 19,443.87 square metres.
The groundbreaking marks a major development milestone for H&H's Eden House residential portfolio.
The project is designed as a boutique villa community that combines contemporary architecture, landscaped surroundings and hospitality-inspired residential living.
Dutco Construction has been appointed to undertake the construction work. According to H&H, the project is designed around residential privacy, wellbeing, green spaces and a connection with nature.
The development will comprise 32 villas, with a mix of five- and six-bedroom configurations. Its total gross floor area is planned at 19,443.87 square metres.
Eden House Dubai Hills will offer spacious villas designed to combine indoor and outdoor living.
Each residence will include a private garden and swimming pool, alongside generous living spaces.
The architectural design features large glazed frontages intended to maximise natural light and views.
The developer has also highlighted the use of stone-textured precast concrete and metal detailing to create a contemporary exterior.
The interiors are being designed by H&H's Interior Design team. Materials such as marble and wood will feature throughout the homes, with the design focused on combining functionality with a comfortable residential environment.
Hopkins Architects is leading the architectural design of the development. The masterplan brings together the villas and landscaped green spaces to create a walkable residential environment.
The layout places emphasis on privacy, shared spaces and resident wellbeing. The landscaping is intended to establish a connection between the homes and their surroundings.
The community will also follow Eden House's hospitality-led residential approach, with amenities and services designed around residents' everyday requirements and community living.
Eden House Dubai Hills represents another development under H&H's homegrown Eden House brand.
The brand combines residential design with hospitality-inspired services and a focus on personalised living experiences.
CEO Miltos Bosinis described the groundbreaking as an important milestone in the project's progress.
He highlighted the company's intention to create a boutique residential community centred on thoughtful design, landscaping and shared spaces.
Paul Whelan, CEO of Dutco Construction, said the company would work with project partners to deliver the development, drawing on its construction experience and delivery capabilities.
Eden House Dubai Hills adds a boutique villa development to Dubai's premium residential pipeline.
Its limited 32-unit configuration, large-format homes, private outdoor spaces and hospitality-inspired approach distinguish it from larger residential communities.
The project also illustrates the continued development of branded residential concepts that combine architecture, lifestyle amenities and hospitality-led services.
With construction underway, the next phase will focus on delivering the planned villas and landscaped community. Explore more global real estate development insights on PropTech Pulse.
