Trehan IRIS is preparing to open IRIS Broadway Greno West, a Rs 400 crore mixed-use development in Greater Noida West, in the first quarter of 2027.
Spread across 3.4 acres at the Ek Murti roundabout, the 1-million-square-foot project is expected to generate annual consumption of more than Rs 580 crore in its first year, rising to around Rs 700 crore in its second year of operations.
IRIS Broadway Greno West is being developed as a retail, hospitality and office destination in one of Delhi-NCR's major residential belts.
The project aims to bring shopping, dining and entertainment facilities closer to residents who often travel to other parts of the region for these services.
The development will feature an air-conditioned mall, six anchor stores, a 25,000-square-foot central atrium, a four-screen cinema and a family entertainment centre.
It will also include a 135-room Courtyard by Marriott hotel and Grade A office space.
The combination of retail, hospitality and offices positions the project as a mixed-use commercial real estate asset rather than a standalone shopping centre.
Its performance will depend on retailer occupancy, visitor spending, hotel demand and the successful operation of its different components.
Once fully operational, the mall is expected to attract between 25,000 and 35,000 visitors daily on weekends and around 15,000 on weekdays.
The developer expects annual consumption to exceed Rs 580 crore during the first year, increasing to approximately Rs 700 crore in the second year.
These figures represent the developer's projections rather than achieved results.
Actual footfall and spending will depend on the mall's retail mix, customer experience, accessibility and the performance of its tenant brands after opening.
The retail offering will include national and international fashion brands, beauty and footwear outlets, accessories and a dedicated destination for occasion and wedding wear.
A food hall, cafés, rooftop restaurants and open-air terraces will add dining options, while community events and celebrations are intended to create reasons for repeat visits.
The project comes as organised retail infrastructure expands to serve Greater Noida West's growing residential population.
The developer said residents have often needed to travel elsewhere in the region for shopping, dining and entertainment.
For the local real estate market, the addition of a large retail and leisure destination could improve access to everyday services and recreational facilities.
Such amenities may contribute to the attractiveness of nearby residential locations, although the article does not establish any resulting increase in housing prices or rents.
For commercial property owners, the development also highlights the importance of matching retail supply with the needs of surrounding residential communities.
Tenant selection, accessible facilities and a balanced mix of shopping and leisure activities will be important to its long-term performance.
The project will include a 135-room Courtyard by Marriott hotel, which the developer described as the first Marriott-branded hotel in the Noida region.
The hotel will have two banquet halls with a combined capacity of more than 2,000 guests, an all-day restaurant and a pool deck.
An adjoining office tower, Omega, will provide Grade A workspaces alongside a business centre, gym and terrace restaurants.
These facilities add hospitality and office components to the development's retail operations, creating multiple commercial uses within the same project.

Trehan IRIS will retain responsibility for leasing and managing the mall, including its brand mix, operations and visitor experience.
The concept design was developed by UK-based Benoy, with other international firms involved in the retail experience, landscape, atrium, façade and parking design.
The developer reported that the project crossed one million safe working hours without a lost-time injury in October 2026.
Its occupancy certificate was expected shortly, with the mall scheduled to become operational in the first quarter of 2027.
