Diriyah and Wadi Safar residential masterplans in Saudi Arabia receiving SAR 2 billion in development financing.

Diriyah Company has secured SAR 2 billion ($533 million) in funding from Arab National Bank (anb) to support the development of branded residential projects across its Diriyah and Wadi Safar masterplans in Saudi Arabia.

The financing will support residential development across a 14-square-kilometre Diriyah masterplan and a 62-square-kilometre Wadi Safar masterplan.

Diriyah Secures Funding for Residential Real Estate

The financing marks the first agreement between Diriyah Company and Arab National Bank. It also expands private-sector participation in the development of the Diriyah giga-project, which includes a growing portfolio of branded residences.

Jerry Inzerillo, Group CEO of Diriyah Company, signed the agreement with Louai Alzaher, Chief Wholesale Bank Officer at anb. Inzerillo said the funding would support the company's ongoing residential development programme across both masterplans.

The agreement provides financing for a portfolio of residential projects within a broader development strategy that combines housing with hospitality, culture, education and leisure facilities.

Diriyah and Wadi Safar Plan 18,000 Homes

Diriyah Company's long-term development plans include delivering 18,000 homes across Diriyah and Wadi Safar. The homes are planned to accommodate approximately 100,000 residents.

The residential programme is part of a wider masterplan encompassing luxury residences, hotels, cultural and educational facilities, entertainment destinations, sports facilities and supporting infrastructure.

The integration of these uses is central to the development's planned residential and lifestyle offering.

For the real estate sector, a programme of this scale represents a substantial planned residential pipeline.

Its eventual contribution to housing supply will depend on construction progress, project delivery and the completion of supporting infrastructure.

Branded Residences Form a Key Part of the Development

Diriyah Company's current branded residences portfolio comprises more than 300 units.

These properties form part of the company's wider strategy to establish a residential destination across the Diriyah and Wadi Safar masterplans.

Branded residences are a central component of the company's residential development plans.

The latest financing is intended to support the continued development of this portfolio as the overall masterplans progress.

The broader programme also includes hotels, cultural venues, educational facilities, entertainment destinations and sports infrastructure.

These complementary uses form part of the planned environment in which the residential projects will operate.

Bank Financing Supports Long-Term Property Development

The agreement strengthens the financial relationship between Diriyah Company and Arab National Bank while introducing a new institutional financing arrangement for the development programme.

Inzerillo said the transaction demonstrated continued confidence from major financial institutions and institutional investors in Diriyah's long-term development potential.

He also described the branded residences portfolio as a flagship component of the company's strategy to establish a world-class residential destination.

For large-scale real estate developments, access to financing can support the delivery of planned projects.

However, the funding announcement does not specify how the SAR 2 billion will be allocated among individual developments or provide project-by-project construction timelines.

What the Funding Means for the Real Estate Pipeline

The financing adds support to Diriyah Company's planned residential expansion across two masterplans covering a combined 76 square kilometres.

The proposed 18,000 homes and the existing branded residences portfolio form part of a wider programme that includes residential, hospitality, cultural and commercial destinations.

The development's real estate impact will depend on how the planned housing and supporting facilities progress over time.

The announcement confirms the financing commitment and long-term housing target but does not establish future property prices, rental returns or investment performance.
