Real estate developer Lordship has selected Architekti A B.K.P.Š. as the winner of an architectural competition for a new mixed-use building on Špitálska Street in Bratislava, Slovakia.
The project forms part of Lordship's wider Arteria regeneration programme, which includes the redevelopment of Hotel Kyjev, surrounding residential buildings and public spaces. Construction of the new building is expected to begin in 2028.
The winning architectural proposal focuses on completing the northern side of Špitálska Street with a single, longitudinal building.
The design aims to restore the street frontage while respecting the architectural character of the nearby Prior department store and Hotel Kyjev complex.
The proposed building will create a pedestrian lane between the new development and Hotel Kyjev, alongside a cross-connection to the existing arcade at OD Prior.
These connections are intended to improve movement through the surrounding urban area and strengthen links between neighbouring properties and public spaces.
The jury selected Architekti A B.K.P.Š. for a design that complements Hotel Kyjev, a national cultural monument, rather than competing visually with its tower.
The proposal uses balanced proportions, a considered façade rhythm and a compact form suited to the surrounding city streets.
The architectural competition was organised as part of the Arteria project and verified by the Slovak Chamber of Architects under reference KA-169/2026. Five architectural teams participated in the single-round competition.
Skoček & Skoček placed second, while CHYBIK + KRISTOF, JRKVC and Kuklica Smerek + shared the third-to-fifth positions without a ranking among them.
The jury recommended that project organiser SK Centre, a.s., begin negotiations with the winning studio for further collaboration.
The next phase involves preparing an architectural study that incorporates the jury's recommendations alongside technical and regulatory requirements.
Particular attention will be given to pedestrian connections, ground-floor design and the quality of adjacent public spaces. The jury also recommended retaining existing greenery wherever possible.
Peter Dovala, executive director of Lordship Slovensko and a member of the jury, said the next stage would focus on creating an open and lively urban environment around the building, the arcade and the area beside Hotel Kyjev.
The new Špitálska Street building is one component of Lordship's broader plan to regenerate the area around Kamenné námestie in central Bratislava.
The programme includes the reconstruction of Hotel Kyjev, which will retain its hotel function.
Construction work on residential buildings on Cintorínska Street is already underway. Lordship also plans to revitalise the adjoining public space provisionally named Námestie umelcov.
The combination of residential development, hotel refurbishment, mixed-use construction and public-space improvements forms the wider regeneration strategy.
The project brings several property uses together within the same central urban area, although the announcement does not specify the new building's final floor area, unit count or development cost.

The planned development represents another stage in the regeneration of central Bratislava.
By combining new construction with the restoration of surrounding buildings and improvements to pedestrian routes, the Arteria programme aims to create a more connected urban environment.
For the real estate sector, the project illustrates how mixed-use developments can be integrated into established city centres while responding to heritage architecture and public-space requirements.
Its future impact will depend on the detailed design, regulatory approvals and execution of the planned works.
