Residential apartment buildings in Bratislava, where second-hand flat asking prices rose nearly 10% in Q3 2026.

Average asking prices for second-hand flats in Bratislava reached €4,535 per square metre in Q3 2026, increasing 9.76% year on year and 2.82% quarter on quarter.

The average total asking price exceeded €300,000 for the first time, reaching €306,277, according to data from BENCONT INVESTMENTS.

Bratislava Secondary Flat Prices Continue to Rise

The increase in asking prices reflects both higher prices per square metre and a shift towards larger apartments in the market. The average size of listed flats increased 2.92% quarter on quarter to 69.65 square metres.

Changes in the composition of available properties also contributed to the annual increase.

Approximately one-third of the price growth was attributed to a higher proportion of listings in more expensive districts.

The combined share of listings in BA I and BA II rose from 45% to 50%, while newly built flats offered on the secondary market accounted for 40% of listings.

Staré Mesto Records the Strongest Price Growth

Staré Mesto recorded the highest annual price increase among the districts highlighted in the report, with average asking prices rising 14.5% to €5,499 per square metre.

The average listed flat in Staré Mesto also became larger, with its size increasing from 81.38 to 85.86 square metres. This change contributed to the broader shift towards larger properties in Bratislava's secondary housing market.

Bratislava Rental Market Sees Faster Growth

The rental market in Bratislava also recorded increases during Q3 2026. Average monthly rent, including utilities, reached €18.70 per square metre, up 9.36% year on year and 5.47% quarter on quarter. Excluding utilities, the average stood at €15.17 per square metre.

Across the city, average monthly rent rose to €1,065. Staré Mesto recorded the highest rents at €19.93 per square metre, while BA IV had the lowest at €17.45 per square metre.

Rental increases varied by apartment size. Monthly rents for two-bedroom flats rose 6.23% year on year to €955, while three-bedroom flats recorded a stronger 13.01% increase to €1,268.

Why Prices Increased in the Secondary Market

Rudolf Bruchánik, chief analyst at BENCONT INVESTMENTS, said the secondary market had benefited from its relative affordability compared with new-build properties.

Demand from owner-occupiers and investment interest supported activity, while buyers seeking financing before further interest-rate increases also contributed to price growth.

However, Bruchánik said several factors could moderate future appreciation. These include rising mortgage costs, older flats approaching new-build price levels and the expected fading of demand from buyers seeking to secure cheaper financing.

Price Growth Expected to Moderate

BENCONT INVESTMENTS expects annual price growth for older flats to remain below 10% by the end of 2026, with further moderation towards 5% annually during 2027.

The analyst also expects rents to continue rising, primarily because of higher financing costs, although growth may be slower than in Q3.

The outlook suggests that Bratislava's secondary housing market could see slower price appreciation even as rental costs continue to increase. These projections are expectations from BENCONT INVESTMENTS rather than confirmed future outcomes.
