The Maharashtra Housing and Area Development Authority (MHADA) is preparing to offer around 2,000 to 2,500 affordable homes in Mumbai through its 2027 housing lottery.
The announcement is expected in January or February 2027, while the lottery may be conducted around March or April. The initiative could provide another opportunity for eligible homebuyers seeking affordable housing in the Mumbai real estate market.
MHADA officials have indicated that the upcoming lottery is expected to offer a similar number of homes to the previous edition.
Sanjeev Jaiswal, MHADA's vice-president and chief executive officer, said the authority was working on the details of the proposed lottery, including the number of apartments available.
The final number of homes, their locations, pricing and other details have not yet been decided.
According to an MHADA official, preparations are underway with a view to announcing the lottery around March or April 2027, following the expected announcement in January or February.
The 2026 MHADA lottery offered 2,640 affordable homes across Mumbai. The locations included Borivali, Kandivali, Goregaon, Powai, Vikhroli, Tardeo, Wadala and Dadar.
Prices varied considerably across the available homes. The lowest-priced property was approximately Rs 29 lakh, while the most expensive apartment in South Mumbai was priced at more than Rs 6 crore.
The 2026 lottery was announced in March, applications closed in May, and the draw results were declared on August 6.
These details provide a reference point for buyers preparing for the next housing lottery, although the 2027 locations and prices may differ.
The proposed supply of 2,000 to 2,500 homes could provide additional options for people seeking to purchase a property in Mumbai.
The lottery model gives eligible applicants an opportunity to apply for homes offered by the public housing authority, subject to the applicable scheme rules.
For the wider real estate market, the initiative represents another planned source of affordable housing supply.
Its effect on housing availability will depend on the final number of units, their locations, pricing and the eligibility criteria announced by MHADA.
Buyers should not assume that the upcoming lottery will repeat the locations or price range of the previous edition.
The authority has yet to confirm the details needed to assess the affordability and suitability of individual homes.
MHADA is the nodal agency responsible for providing affordable housing in Maharashtra.
According to figures from the Maharashtra government's Economic Survey 2025–26, the authority had constructed 5.27 lakh dwelling units across the state from its establishment in 1977 through November 2025.
The planned 2027 lottery continues the authority's effort to make homes available to buyers in Mumbai. The final scheme details will be important for applicants assessing their budgets, preferred locations and eligibility before submitting applications.

Prospective applicants should wait for the official announcement and review the final list of available homes, prices, eligibility conditions and application deadlines.
They should also account for applicable registration charges, stamp duty and other purchase-related expenses when assessing affordability.
Comparing the total cost of a home with personal financial capacity can help applicants prepare before the application window opens.
Buyers should rely on the official scheme documents for confirmed information rather than treating the expected number of homes or announcement dates as final.
