Madhya Pradesh's Rs 539.18 crore infrastructure programme for Ujjain ahead of Simhastha 2028 could create opportunities for the city's real estate sector.
The projects, launched by Chief Minister Mohan Yadav on October 26, include road improvements, bathing ghat access, temple complex development and facilities for pilgrims.
These investments may improve connectivity and support future residential, commercial and hospitality development, although their actual impact on property prices and demand will depend on market conditions.
Infrastructure improvements can influence real estate by making locations easier to access and more suitable for housing, businesses and visitor accommodation.
In Ujjain, the planned road projects and improvements around religious destinations could strengthen connectivity between important parts of the city.
A proposed Rs 98.24 crore project will widen the approximately 2.01-km stretch from Ankapaat Square through Khak Chowk to Mangalnath.
Another project, estimated at Rs 82.20 crore, involves a road along the eastern side of the Shipra River with access to bathing ghats.
These improvements could make nearby areas more accessible, potentially supporting property development where land availability, planning permissions and demand align.
Simhastha 2028 preparations place a strong focus on pilgrim facilities and religious destinations.
Better access to temples and bathing ghats could support demand for accommodation, food services, retail outlets and other visitor-oriented businesses.
This may create opportunities for hotels, guest houses, serviced accommodation and commercial properties in suitable locations.
However, any investment decisions would need to consider the scale of visitor demand, local competition, operating costs and the longer-term use of properties after the event.
The proposed Bhukhi Mata Temple complex development is estimated at Rs 118.16 crore. Plans include an entrance plaza, yajna hall, dining hall, service blocks, cloakroom, parking and other public amenities.
The project also includes 12 shops and parking for 207 vehicles.
At Siddhavat Temple, the proposed Rs 14.58 crore development includes improvements to the temple premises, entry and exit arrangements, parking and facilities for devotees.
The planned parking area will accommodate 120 cars and 10 buses. Better visitor facilities could support nearby retail and service businesses, potentially increasing the commercial attractiveness of well-connected locations.
Improved roads can make daily travel more convenient and increase access to employment, education, healthcare and commercial services.
If Ujjain's infrastructure projects improve these connections over time, some residential locations could become more attractive to homebuyers and developers.
However, infrastructure spending does not automatically translate into higher housing prices.
Property values will also depend on housing supply, affordability, employment opportunities, civic amenities and the pace of development.
Buyers and investors should assess approved development plans and actual transaction trends before making decisions.

The long-term real estate impact will depend on whether the new infrastructure remains useful after Simhastha 2028.
Roads, parking areas and improved public facilities can serve residents and businesses beyond the event, potentially supporting more sustained urban development.
For developers, the projects may provide reasons to assess locations with improved accessibility and commercial potential.
For property buyers, checking land titles, applicable approvals, infrastructure completion timelines and local market conditions will remain essential.
The announced projects indicate an infrastructure-led development effort, but the extent of any resulting property appreciation is not yet established by the reported project details.
