
In a major diversification of its investment portfolio, Advantage Partners (AP), a leading private equity firm in Japan, has officially announced the launch of a new real estate investment strategy. The strategy will be executed through a newly established affiliate, Advantage Partners Real Estate, Inc. (APRE), marking a significant step in the firm's ambition to double its total Assets Under Management (AUM). This initiative aims to bridge the gap between corporate management and real estate asset utilisation, focusing on enhancing capital efficiency for Japanese companies that hold significant underutilised real estate resources.
The new real estate arm is led by Ken Sugimoto, who joined Advantage Partners as a Partner on April 1, 2026. Sugimoto brings over two decades of high-level experience, having previously served as the representative director and head of the Japan office for GIC, Singapore’s sovereign wealth fund, where he oversaw all Japanese real estate investment activities from 2017 to 2026. His background also includes an 18-year tenure at Goldman Sachs in the Merchant Banking and Realty Management Divisions, where he specialised in a diverse range of asset classes, including non-performing loans, hospitality, golf courses, and solar projects.
The core of APRE’s strategy is to target corporate-owned real estate (CRE) that currently generates insufficient returns or remains non-securitised on corporate balance sheets. Advantage Partners believes there is substantial potential to enhance asset value through value creation and increased liquidity. By combining its existing buyout capabilities with dedicated real estate expertise, AP aims to provide integrated solutions that support portfolio companies at both the corporate and asset levels. The launch comes at a pivotal time as Japan's economy transitions from a deflationary to an inflationary environment. APRE views this shift as a catalyst for growth, as real estate typically offers a hedge against inflation and benefits from stable social infrastructure. The firm intends to leverage its extensive proprietary network and corporate investment experience to build a high-quality pipeline of attractive investments across liquid urban markets in Japan.
