
Khaled Sabry Developments has sold out the first phase of Waterside Villas at its Rosail City project in Mostakbal City.
Construction of the phase is fully complete. The company is now carrying out finishing works, landscaping and planting ahead of the first handovers. Those handovers begin in October 2026.
Full delivery of all 225 units in the phase is expected during 2027.

Khaled Sabry, Chairperson of Khaled Sabry Developments, said the result reflects the company's approach of linking sales activity directly to construction progress.
The policy is deliberate. Sales advance alongside what is being built, not ahead of it. He added that the current focus is entirely on completing remaining external works and preparing the phase for occupancy on schedule.
That discipline matters in Egypt's residential market. Off-plan sales campaigns in the country often precede meaningful construction activity by a significant margin.
The gap between a sales launch and a construction milestone can stretch across multiple years. For buyers, that creates uncertainty about whether a project will be delivered on time, or at all.
Construction-linked sales timelines reduce that risk directly. A buyer acquiring a unit in a phase that is already fully built has a fundamentally different risk profile from one entering at the excavation stage with a developer whose funding model depends entirely on future sales to complete what has been started.
Khaled Sabry Developments appears to have made that distinction a commercial positioning, not just an operational preference.
The Waterside Villas sell-out validates the approach. When buyers can see construction progress matching what they have been sold, confidence in the developer and the project compounds over time.

Construction has now started on the apartment buildings phase at Rosail City. Deliveries for that component are planned from mid-2028.
Rosail City covers 61 feddans in Mostakbal City and includes multiple residential components at different stages of the delivery cycle.
The Waterside Villas handovers and the apartment phase construction are therefore running in parallel, with the company managing delivery across two product types simultaneously.
Khaled Sabry Developments is also continuing construction across its projects in the Beit Al Watan area of New Cairo.
That parallel activity across multiple sites and product types points to a company that is scaling its operations with care rather than concentrating all resources on a single flagship.
For buyers evaluating developers in Egypt's competitive residential market, delivery track record is increasingly the deciding factor.
The October 2026 handover start at Waterside Villas will be the first real-world test of that record for Khaled Sabry Developments and one that the wider market will be watching.
